Hi all .... have been following this forum for some time. Luving the "community" feeling here. I've just purchased a Sephira lot.

Can't wait to move in when it's completed ... biggrin.gif

Had gotten some info from one of the SAs at TTDI Jln Marathon, they're like 80% sold. Only left corner units and some 24x80s. hmm.gif

Paid a visit to NazaTTDI yesterday. Took a pic of what the situation of Aquina sales looks like as of 30th Jul.

Based on my count, about 70% sold leaving an entire row of 24x80 and quite a few corner units not booked. I think the corner units are a bit too pricey for the market to swallow or because people are staying on the sidelines till they launch the semi-Ds and bungalows, to judge the "pricing" of these corner units.

Wonder how much the semi-Ds are gonna be ...

Yeah, I definitely think the land cost for TTDI is much higher than I&P, considering that I&P probably just inherited the landbank from Golden Hope last time. Ex-plantation land. whistling.gif

I personally think that the TTDI marketing team have done quite ok, and the concept of TTDI AI is more modern and quite "Desperate Housewives" (ala the cul-de-sacs). However, I think they should be more buyer-friendly in terms of offering DIBS and MOT waived off. Can account for about RM 10k worth, which is a huge deal considering that owner-occupied folks and young families don't necessarily have so much cash to spare!

Heck, they should even continue giving the 3% rebates after launch. Folks that want choice units and fearing "sold out" units can queue during the launch/ previews but 1 way to sell better post-launch day is to continue the rebates, again huge deal. Can amount to more than RM 20k in terms of cash saved. Sigh. sweat.gif

Hey folks, quick question. Anyone know when TTDI will be requesting for the next 10% progressive payment?

Don't see any foundation-works yet last week. Just wanted to know so that perhaps I can keep the bank informed.

On another note, had heard rumours that there was an (or many?) organised gang that may rent houses in G&G areas, observe the houses surrounding and in the G&G community. Then they'll strike several houses in the community. Complete inside job, the guards won't even know. Sigh. Crime these days getting more organised .... sad.gif

Think the RA needs to be vigilant and the community members need to try to prevent such things. No idea how though .... hmm.gif

Hmm, guess we house owners need to really take extra precautions to ensure that our community and family is safe. Hope that house owners in the respective "tamans" in TTDI AI would be willing to take the extra mile. Not sure about the investors though ... they have to realise that a safe and no-crime area would be able to command a premium when they decide to "flip". Perhaps we can all meet when we move into our houses, and agree together on screening prospective tenants. Hope the investors will also see the logic to this ...

Guess my initial question was how the RA and the community members can also help. Not sure if we can ask owners who want to rent out to also screen the tenant with the RA and community members? If the tenant sees it as a hassle, then perhaps it can act as a deterrent? Folks with ulterior motives don't like additional hassle.

Actually if I were a real tenant who wanted to stay and raise my family there, I actually might appreciate that the RA and community ensures as a collective, the safety of the community. rclxms.gif

Of course this can only work if most of the owners, community members agree to it.

Flaglido, perhaps it's not fully completed yet? The entire Viola community is not exactly a "hand-over" condition yet. Perhaps these touches will be put in closer to completion time? At least I'm hoping, seeing the quality finishing in Spira.

Maybe somebody in this forum know what kind of finishing the viola owners will get? Maybe the spira owner can give feedback for the below:

Flaglido, maybe you could just ask an agent that is selling Spira units (you can check it out on iProperty), and request to see a few units (you can even ask for end-lots, corner, intermediates, etc) so that you can actually check out the build quality of Spira. Think your questions will probably be answered by yourself after you view the Spira units for sale. smile.gif

Ai yo, why worry so much? You signed the S&P Agreement and it states to be delivered in 24 months rite? That's already very fast, most are about 3 years. And NazaTTDI has by track record really delivered ahead of schedule. If they are late in delivering, you'll get payment from NazaTTDI wan. So try not to worry so much ya? cool2.gif

For Sephira owners, some work may have started already. I just got back from a site visit (haha, if you can actually call it that) ... the perimeter is boarded up now. Guess they're clearing the land, saw lorries in the "boarded up" areas. rclxms.gif

The sales person told me that the next 10% probably will be requested from your financiers in about 2 months.

As taikor pk7036 gave the address. It's nearby the Giant hypermarket near the Shah Alam stadium. If you you come from KL on Federal Highway, take the exit after the Batu Tiga toll. At the traffic light, turn right where you will go over Federal Highway. Go straight down, think turn left at 2nd traffic light (after a Shell station). Go straight after you turn left at that traffic light, you will pass another traffic light. Veer right, with the stadium on your left. You just drive straight till you see the NazaTTDI shop-offices on the right-hand side.

Was difficult for me last time to find (not familiar with that area first time), so hopefully I'm saving you the hassle. biggrin.gif
