I received msg from TTDI Alam Impian soft lauch this Sunday.

Price start from RM431k.

A big set back for me is a toll. I had to set aside RM150 permonth just for toll because I work at Puchong

If these exit points roads are well-repaired, it would be better.
I saw the Sungai Kandis exit next to Spira. Hmm... seems like "Jalan batu-bata" (not proper road).

I believe it should be "jalan tanah merah", not jalan batu bata biggrin.gif ... anyway I agree on that point. However, the "tanah merah" part is not that long..the rest already proper roads..hopefully it will be upgraded later.

The jalan kebun entry/exit road is already proper..of course not to the level of a highway.

Ya good luck to viola buyers this weekend..if you want to be the first in line... get ready to queue at 6pm the day before the launching... sweat.gif

This is just based on the spira launching....the person first in the line was at the office starting 6pm... (the day before the launching).....

First 10 were there before 12 pm, queued at least 10 hours since they opened the office 10 am the next day (so those who are Muslims had to 'sahur' there, luckily got one Mamak restaurant at the back of Naza office opening 24 hours)..... biggrin.gif

Will it be that crazy this time with all restrictons & talking about property bubble. I heard from my banker that his business has been slowed down lately. From Ttdi is launching Viola as soft launch, I guess ttdi is testing the base. Anyway, starting price as 431k, it's value buy.

431k for a free hold 20x80 land with 1950 sq-ft BU. A nice and functional design with good finishing. I say it's a value buy.

You still pay the same price with Spira launch, get bigger BU (+80 sq-ft) and bigger land (+10x20).

In I&P AI, you need tp pay 30k more for successive launches. In Dec 2009, Nuklian was 490k and now it is going to be 600k. The same design and you pay 100k more within 1 year. It bugs me a lot. And if you consider that I&P launchings nowadays are from 600k above, the only affordable place in AI is in TTDI alam impian.

Type B (22’ X 80’) : RM 496,000

honestly, if the factory is going to be relocated, viola is definately a VERY GOOD BUY....

but if it's not, then have to be depending on your luck already.

Agree that this place is one of the rare affordable new landed properties for middle income earners. Can totally understand the excitement of Spira purchasers & potential Viola buyers. Especially those working in Shah Alam, PJ area.

But sadly had to turn down offer to purchase Spira coz im working in KL city. Cons outweighed pros. Return toll if i took kesas would be RM13! And considering jam time, petrol, vehicle wear n tear wasted would be quite substantial.

Have been wondering about the travelling cost here...…. For those who are frequent travelling to kl, pj, or puchong..they will have to pay toll….unless they take alternative road ie jalan kebun or sg kandis…which takes longer journey…

Did some rough calculations if you were to live and travel (in and out) to kl, pj or puchong….

Toll rates x No. of trips (in & out) x Days (1 year) = Total
RM0.60 x 2 x 365 = RM438/year
RM0.80 x 2 x 365 = RM584/year
RM1.00 x 2 x 365 = RM730/year
RM1.20 x 2 x 365 = RM876/year

So currently we will need to spend roughly about RM438 (plus minus) per year for the toll charges…. Can save this amount of money for service car and maintenance.

If the toll rates increase…..that would be jialat ….But I guess for those high income earners can still afford to pay

It depends on how u look at it. I look at the toll as my advantage. Currently, I stay in cheras & work in sunway. Although driving along federal highway might save me a lot, I tend to drive along Kesas for saving time & peace of mind. Stress actually could kill you these days:)

I dont know about viola. But the Spira and the Shoplot, some guys had their maids to line up at 6am just to get in line.

The sales person said, the maid camp there overnight. But im quite skeptical.
