For Spira I can confirm that there are definitely campers staying overnight as I am one of them tongue.gif , had to 'sahur for puasa' there ...but definitely worth it as I got the unit that I want ....

If you want good unit fronting playground, nice number, nice location, I would suggest to queue there at least the night before the launching....better safe than sorry

Also if possible try to queue yourself...as I saw some people paid other people to queue ...but that might not be nice to other buyer that queued themselves

Please advise!

I've got 2 choice here:

a) Taman Putra Impiana, Puchong.
b) Viola, TTDI Alam Impian.

a) RM420k
BU : 1920sqft. 20x70
Leasehold
Ex- mining land.

Advantage: No need pay toll that often (bcos work at Puchong). Developed township. Gated & Guarded. facing North.

Disadvantage: Leasehold. ex mining land.

b) RM431k
BU: 1910sqft. 20x80
freehold
ex-estate land.

Advantage: Nearer to my mother in law house in Shah Alam(my kids taken care by her). Freehold.

Disadvantage: Toll. more travelling time. Developing township(no shop or mini market). Have to pay a lot of toll & car maintenance since my kids will study in Puchong soon.

which one you think I should choose?? Thank you.

lol... usj, puchong, putra heights, and etc etc etc was also in the middle of nowhere, once upon a time...

IMO, Alam Impian is smack in the middle of Klang and PJ...
sandwich between KESAS and FEDERAL-H
AI to sunway - 15mins (60c toll)
AI to puchong jaya - 15mins ( 60c + 1.60/2.20 toll )
AI to Kelana jaya - 15mins ( 60c if use kesas / 60c + Batu Tiga toll )
AI to klang - 15 mins ( 60c / free )

i bought AI because its the cheapest NEW landed freehold house.
yes, you have to pay toll, rm0.60 everytime u go in and out of AI.

As per TOLLMANS calculation, its roughly around rm500 per year give and take.
if i were to stay there for 30 years, i will have to pay around rm20k for toll, give and take.
its still cheaper compared to houses around the vicinity...

bukit kemuning - starting price rm500k+- ( 5 mins away - access road in/out of bukit kemuning is crappier IMO and under construction )
sierra 16 - starting price rm500k+- ( leasehold, 2 years wait for construction )
putra impiana - starting price rm430k+- ( leasehold, 2 years wait for construction )
putra heights - starting price rm600k ? ( new, completed, move in )
bandar kinrara (mahsing) - rm800k ? ( under construction )
usj heights - rm800k ? ( under construction )

as for capital appreciation for spira, IMO, it had alredy appreciated based on pricing of VIOLA.
starting price for SPIRA - rm430k ( non bumi ) ready, complete, move in
starting price for VIOLA - rm430k ( slightly bigger - yes, bumi/non bumi ?, i am not sure ) ready in 1.5 years.... and that is 1.5 years vs completed
alot of ppl tend to miss the point that vioala is still under construction..
there is a difference between completed vs construction sale pricing.
from my observations, completed houses tend to appreciate on average of rm70-90k from the initial purchase price. ( thats before the 20% downpayment thingy bank negara imposed. how is it going to affect the market is yet to be seen )

I am abit bias on this, afterall i did purchase spira... tongue.gif

From Kesas to Puchong ... (RM0.60 + RM1.60) x 2 = RM4.40 per day.... tat day i tried.... from puchong to Kesas is FOC ... hmm.gif

Behind the Jalan Kebun got minimarket = 99 Speedmart & ECONSAVE almost completed when i went there recently.

Carrefour is almost completed at Seksyen 25. Giant Bukit Kemuning is opened on 2/12/2010.

But school a bit susah i think nod.gif

FOC? Which road you refer? As I know, Puchong to Shah Alam need to pay either RM1.60 via LDP-Hicom or RM2.20 via KESAS (USJ toll).

Alam Impian hands down.... its the next Bukit Jelutung/USJ Heights/Bandar Kinrara (high-end townships) ...you should know that housiing development also like other merchandises where branding and consumer target market are very important to drive the price....biggrin.gif

Interesting... the website said "Where everything is A STONE's THROW away"... it's far lehh...

Well, like one of the forumers said, Desa Park City, Puchong, Kinrara, etc. etc. were once considered "far-away", and now it's so close?? and so expensive!

Hmm... still not quite + about Alam Impian, anyway, good luck to purchasers and potential purchasers~ hope that you will gain some $$$ here~

For Spira, may I know at 6 am how many people already there?

Btw the new layout they put up at the website does not look same as the models they had during the Star Properties expo/the ones at the office... swear the models there were 2 rooms at ground floor...

I believe the model showed 2 bedrooms (of almost same size). Don't know whether they now changed one to utility.
