anyone know how long developer need to take to execute the SPA before send to the lawyer for stamping?

IMO, Alam Impian is smack in the middle of Klang and PJ...
sandwich between KESAS and FEDERAL-H
AI to sunway - 15mins (60c toll)
AI to puchong jaya - 15mins ( 60c + 1.60/2.20 toll )
AI to Kelana jaya - 15mins ( 60c if use kesas / 60c + Batu Tiga toll )
AI to klang - 15 mins ( 60c / free )

i bought AI because its the cheapest NEW landed freehold house.
yes, you have to pay toll, rm0.60 everytime u go in and out of AI.

As per TOLLMANS calculation, its roughly around rm500 per year give and take.
if i were to stay there for 30 years, i will have to pay around rm20k for toll, give and take.
its still cheaper compared to houses around the vicinity...

bukit kemuning - starting price rm500k+- ( 5 mins away - access road in/out of bukit kemuning is crappier IMO and under construction )
sierra 16 - starting price rm500k+- ( leasehold, 2 years wait for construction )
putra impiana - starting price rm430k+- ( leasehold, 2 years wait for construction )
putra heights - starting price rm600k ? ( new, completed, move in )
bandar kinrara (mahsing) - rm800k ? ( under construction )
usj heights - rm800k ? ( under construction )

as for capital appreciation for spira, IMO, it had alredy appreciated based on pricing of VIOLA.
starting price for SPIRA - rm430k ( non bumi ) ready, complete, move in
starting price for VIOLA - rm430k ( slightly bigger - yes, bumi/non bumi ?, i am not sure ) ready in 1.5 years....  and that is 1.5 years vs completed
alot of ppl tend to miss the point that vioala is still under construction..
there is a difference between completed vs construction sale pricing.
from my observations, completed houses tend to appreciate on average of rm70-90k from the initial purchase price. ( thats before the 20% downpayment thingy bank negara imposed. how is it going to affect the market is yet to be seen )

I am abit bias on this, afterall i did purchase spira...  tongue.gif

I do agree with you….but lets hope they (toll operator) would not increase the toll rates drastically in future…
Cos….imagine if they increase too high…that might affect the capital appreciation of AI (currently RM0.60 for AI and RM1.20 for Sri Muda) as AI is heavily dependant to this access highway…

We (public) have no power (accept keep on complaining) against the increase in toll rates and we will be at their mercy when this happen…. unsure.gif

Hi Guys, I'm looking to grab either one of the 22 x 80 or 24 x 80 units at VIOLA this Sunday. Anyone else joining the camping session tomorrow? Hope to see you guys there...

In I&PAI pricing, houses facing playground are 20k more expensive. No such thing in TTDI AI so grab the unit facing field. Only half of units are facing field, you need to be in front of the queue. According to viola pricing, I guess type C is more attractive as it was 553k for Spira. For type B, the same price for both Viola & Spira. Good luck neighbor!

I'm too keen on the Type C 24' x 80' facing the Recreational Field....but in terms of bang for bucks I think the 22' x 80' Type B (facing the open field) seems worth it as well with an premium of almost RM50k lesser compared to the Type C....what say you 'hopefully' future neighbor? tongue.gif

Upgrade from Type A to B, you pay 65k for extra 230 sq-ft but you only pay 44k for extra 220 sq-ft by upgrading from Type B to C. You do the maths.smile.gif

Well yeah....the decision was to grab the Type C 24' x 80' actually rclxms.gif ...just measuring other options as well. Which unit of Spira have you laid your hands on my friend...?

I got type C too:)(in Spira). I always like 24x?? as the floor plans are generally nicer.

I just called up ttdi to check out their corner units pricing...the person said there alredy people queing up for tomolo's soft launching.haiya so fast people que up adi

Can you share Viola corner lot pricing? Spira corner lots are around 730k for a house of BU 2500 sq-ft and LA 4000 sq-ft.

Queuing now! Thought the interest on Viola will be less due to bank restriction. I was wrong.

for viola minimum corner unit pricing starts from rm670k n max up to rm9++k.tats wat the salesperson told me on the phone

Hello so tomorrow the launching of Viola Alam Impian..to those who want some info here are some that i can share:

1) i think the SPA for Viola complete already since they said the lawyer has signed already. Maybe purchaser can sign it tomorrow.
2) Viola expected completion around end of next year and i believe purchaser can only come in early 2012 ---> end of the world brows.gif
3) although you guys claims Viola design is modern bla2..in fact its was designed 4 years ago.
4) Viola in our code is phase 1b. Phase 1c - Spira. Phase 1A and Phase 1D(not constructed yet) also designed 4 years ago. however, i heard they are undergoing design improvement exercise. I believe the design much2 better.
5) For investment, honestly i dont think this is a good choice. Too deep inside. However the commercial area and bungalows lots are currently in design stage. i believe if there are nothing happen it will be completed around 2015.
6) from History perspective, Viola intended for high end terrace housing ( 4 years back).. however it has undergo downgrade process (just the finishes and accessories) last 2 year..however mid this year TTDI want to improve the design.So they pump in huge budget just to make it beautiful.
7) Those Perspective at TTDI page just a bluff..especially the playground..haha
8) dont get fooled by the size of the house. some of the smaller corner unit has bigger land area..good for landscape and expansion..
9) I believe those TTDI GM, Directors and staff has booked a lot of corner unit..they aim for type D3..i'm not sure how much left..if you ask me i would by type C or D1..their bathrooms are much2 bigger..
10) there are garden in your master bathroom..info
11) The sanitary wares quite decent. i carefully picked a good one for you guys..make sure to belanje me..hehe...
12) For the next 2-3 years these 2 sites (spira + viola) will be bath with dust since major construction will be going nearby..
14) For those who going to TTDI office tmorrow, when you see the model of the house, the colour of the house is not like that. i've proposed 2 new scheme but TTDI still not picked the one they like the most.
15) I dont know what to share anymore. hehe..anything just ask..just to let you guys know this house is not my design..so dont complain to me about the design..i'm just make sure the house completed properly..thats all..the fella that design this is our ex-staff..and she really give me a hard time to repair her design mistake..hurgegegea!@!$!#$!#%$^&%
