well, dont think it's a good place for investment, considering it's been 4 years since Alam Impian started...but it's definately a good place to stay for it's greenery and design...

i chk wit that salesguy last weekend onli...and rm450k onwards is for 20x70.....

yeap, u r right. that's the one. it's actually quite far away....

my first time going there, i cant smell any...but last weekend the factory actively working even though it's sat evening and the wind direction blowing, gosh...even at viola phase, you will sure smell it.

so not sure if those smoke is hazardous..if it's not, i think still worth while to buy for own staying.

I noticed that factory from google map but never saw smoke and smell them even if i went to Spira many times. Hopefully, the smell and smoke is just for the time the wind is blowing directly to the housing.

i chk with the guard at the show room...he told me depending on luck...sometimes wind blows in right direction and the smoke is heavy, then you will be smelling it and there's nothing to do about it.

only thing to check now is that whether the smoke made of tar processing is harzadazous or not.

It's hazardous to stay close to a asphalt plant. Feeling upset about it now. Should have checked the status of the factory before. Now too late. Some of bungalows & semi-da from I&P AI will be near to that factory too. hopefully, the factory will be relocated in the near future. Just a wishful thinking.

From what I see from google, I guess it is a asphalt mixing plant. Fumes come out from it has similar effect as truck exhaust fumes. Many studies about it are on google. Maybe it is there for building LKSA & alam impian asphalt roads & relocate to somewhere afterward. They need to be near to the highway or roads they are building.

Ya I believe the factory will not be permanent. Usually asphalt factories are not permanent (some of them even designed to be mobile).

I've seen the smoke but like Naing, I didn't smell the smoke....I was at Alam Impian also last saturday around 5 p.m...Since Luckykid mentioned he was there around 4pm when he noticed the smell.. I guess the smell didnt last long..

I bought the house knowing about the factory, telecommunication tower, pylons and its secluded location. I chosed TTDI Alam Impian as it is still in my opinion the best compared to others in the same price range (this is after at least 1 year of research). rclxms.gif

Went to Spira to check the plant. Saw a few people inside the compound but no smoke & smell. Seem like the smoke & smell is actually avoiding me as I have been there more than 10 times:) I will not be worry too much about it as it doesn't seem to be working continuous. One more thing to worry for buyers who are serious about feng shui. Next to asphalt plant is a malay cementary. But it at least 500 m away from Spira.

You can check it from google map. You know where
Tar factory is. There is empty land next to tar factory with a tar road leading to nowhere. That's the cementary.

For health hazardousness, the effect will be minimum as it is quite far away from Spira.
For visual impact, you won't see it if you purposely go and see it. It's deep inside. At least a few buildings and factory will be between Spira and the cemetery. The entrance of it is connected to the road leading to other side.

For me, I don't mind it at all. I am more upset with asphalt mixing plant than the cemetery:)

Just went to check out TTDI Alam Impian yesterday. Seems like need to pay RM0.60 toll whenever you get in or get out of Alam Impian.
I&P's development is closer to the exit of Alam Impian and TTDI's is a bit further away (around 2km after the 1st roundabout, turning 3 o'clock direction).

I'm not too sure if this is a good investment as the new upcoming township, but for people who preferred to be away from the city, it would be a good choice. No offense to buyers who have bought their properties there though.

For investment purposes, you must aim for capital appreciation...

In 2006 Canting terrace by I&P sold starting at RM325k...
The latest Canting phase launched in 2010 sold starting at RM 495,888
I'm pretty sure the near upcoming launch will demand at least 520k

for Tinta Semi-d ..2006 from 552k to 795k....now at least 850k..some demanded 1.5M now icon_rolleyes.gif

actually cemetery is not important...important is the factory smoke gas...

if it's confirmed hazardous, then it will be not good for those children or housewives that staying at home..for those of us working, and only will be back at home at night or stay home during weekend, then not so bad.

anyhow, depending on your luck. sometimes you smell it, sometimes u dont. can easily chk with those guards in spira and they will tell u.

and for I&P, i heard next launching is RM600k onwards.

Initially i'm aiming Viola, which is launching this Sunday, since starting price only RM450k. but seeing the smoke, i have to pull myself back and aim for the higher end I&P launching instead.

sigh...

anyhow, good luck to those who have purchase the spira. smoke aside, it's a good buy.

I would say I&P houses are better in terms of design and location within the Alam Impian township.
I still can see there are some semi-ds selling at around 1 mio+ in I&P Alam Impian.

For those who are interested in Alam Impian (and do not mind about the RM0.60 toll going in and coming out of Alam Impian), can consider I&P development instead of TTDI. Just my 2 cents~

LKSA highway (beside Tinta I&P) 60 cent
Jalan Kebun - free
Sungai Kandis -free (beside SPIRA TTDI)
