Light weight steel roof truss is very common for new projects in KV now, for me, my 1st 4 priorities are 1) location 2) b/up area 2) high ceiling 3) 50 ft road reserved, the rest I can compromise, after inspect the 3-storey showhouse, I confirm my purchasing. I consider +-RM300/sf for a landed property is relatively fair in this prime area (Kinrara 2-storey new hse are transacted >RM330 - RM370 now).

I also satisfy, my rate RM185/ft sq. Very cheap compare with new price of 2stry at KR under Mahsing ( +/- RM276 psf). So lucky bought it. In term of workmanship quality, they are way better from TDU

Those who bought fr Mahajaya cannot ask for more, they shd thank TMS for taking over tis project & successfully transform the outlook of TDU, I agree that TMS's 2-storey price of 718K-738K were not cheap at all, but judging fr the hot hot sale of 2-storey & 2 1/2 storey (75% of 3-storey also sold), I foresee a significant change of house buyer's behavior in selecting dream home, lifestyle & tighter security needs are gradually taking over freehold instead. p/s : I used to be die-hard for freehold but no more now, security is more important than anything

This is the statement from the letter of upgrade plan Mah Sing sent to ealier buyer who get from Mahajaya.

So means that Feruni & Kimgress these 2 brands also a chine tile?

After a reconsideration, without DIBS package is better because :

1) RM20k rebate ( DIBS w/o 20k rebate) - sorry , you cant enjoy both biggrin.gif !
2) Lock in period start upon 1st payment release to developer
3) Better interest rate for whole tenure ( example, DIBS @ BLR -2.30% & w/o DIBS @ BLR -2.40%/-2.45% )

I was at the sales launch today, was told that the 2-storey Intermediate Semi D are going for RM1.548M while some of the corner ones are as high as RM1.8M. E.g. Unit 633 facing TNB with land area 4254sqft is priced at RM1.795M. Can anyone verify this? If so, congratulations to the early birds as you've made at least RM200k (or more) in paper gain!

The remaining 2 storey Intermediate Units at RM 1.548 are the ones facing the T-junctions (if I am not wrong). Wonder who will buy unless the new units to be released will be sold at RM 1.8M or more, then maybe worth considering ????

By the way I was also at the launch today. Spoke to a few buyers. Generally the complaints were on the material and finishing provided.

I think TMS's main target is 3-storey Superlink sales, still hv 20% left, by quoting super high price for 2-storey, it may shift the buyer's focus to sub-line products, once 3-storey finish, they might give discount to Semi-D again...
I was there just now, saw the 3-storey bungalow for registration now, outlook very impressive.

If semi-D can be sold as high as 1.8Mil, I believe the bungalow will have a price tag of at least 2.5 - 3mil? 3mil is sufficient to buy one of the bungalows in Bukit Jalil Golf Resort.

Are these superlink row 5 and 6? how many of the remaining 20% are intermediate and what is the price for end lot?

Tai Kor, Bkt Jalil 3 mil bungalow got, but I can assure to you that you will demolish the entire building, nice bungalow modern a bit demand at least 4 mil-6 mil now lor..

Believe all for own stay with family members mainly age 35 above.

Completed the TMS survey forms and hopefully TMS will respone all 3s link buyers common issue on material used on the building, especially the Main door and windows frame..
