Patrick, we will be on same neighborhood. Bought TDU at RM460K and feel so lucky. Im also wondering the new layout.

Basically, i like the finishes and layout offered by Mahajaya. Don not have to do so much reno except kitchen cabinet & grille ( Grille also no need actuallu coz they are using anti climb fencing)

Will spend this weekend to the show gallery of KR and look for the new floor plan.

Well, I am also owner, bought from Mahajaya. I saw the layout. GF the same, 1st floor, move the toilet to the balcony so no more balcony which is good! and overall there's about 200 sq feet increase in size compare to mahajaya design. Also, there will be alarm system included. They are also proposing autogate but still in proposal stage. And Actually the price will be more than 600k. Probably around 650-700k. Wow.. Im so impressed with the upgrading done by MS. For me , kinrara is the best location. Currently im staying at SR near BK 5. Bought it at RM132K, now price increase to RM200K.. So, it happened again at KR. Easy money.

I also called Swan & partners to ask the real situation. But their answer so fishy.. hmm.gif

Im also waiting for new S&P. Luckily still not pay S&P disbursement under Mahajaya. New purchaser under Mah Sing get free S&P rite?

For owner that purchase from Mahajaya, you need to decide now whether to upgrade or not because the new floor plan will be included into the S&P. And MS has already lost 6 months of construction time... they need to deliver in 1.5 years

Thanks Kenji for your info.. Then, i choose not to upgrade.. I can do lots of renovation work by using LAD payment (180 days)

If you choose not to upgrade
- you will get the old Mahajaya floor plan --- Which is ok for me
- old facade but they give the pergola and lourve thingy so that to make it look 'similar' from afar
- no extra sq feet -- I only have one kid.. So, ok la..
- no club house --- Always BZ, dont know when to use hmm.gif

Went to the site today. Progress really fast. Some unit almost completed brickwork first and second floor. Roof truss will be in soon. Anyone received progress claim ?

I noticed they use 2x2 Porcelain China Tiles (Brand : Stargress ). Very cheap about RM7/pcs base on project price. I used it before during my previous project at D' Boulevard. Pity for Semi D & 3 Story buyer

Actually most of housing project use china tile. They cant bear high cost of high end porcelain tile such as Lombardo series of White horse, can cost bout RM20++ per pcs.. Stargress, Sixny and even Feruni is most common China tile. They are 'look' good but interm of quality u have to monitor closely. U can detect the different from thickness and shinning. For myself, i bought 2 story at RM464k... maybe its fair enough. But for Semi D, 3Stry, is it fair? I personally ask the C.O.W at site office. The said they will use it for Semi D

Qonquas is to measure quality of work not for material. They can use QLassic also if they want...

Basically, it is their game to gain more profit. However, on my side, i expect they will use at least Johnson Suisse/Armitage Shank sanitary ware (TOTO most welcome), Guocera/MML tiles, Premtex sanitary fittings, 1.2mm thck powder coated aluminium frame, clay brick (not C&S), monier roof tile with COOL ROOF, Light Weight Roof Truss ( not timber, easily exposed to termite problem), Clipsal switch and Iseo lockset... I also satisfy, my rate RM185/ft sq. Very cheap compare with new price of 2stry at KR under Mahsing ( +/- RM276 psf). So lucky bought it. In term of workmanship quality, they are way better from TDU

Went to the site yesterday. From my observation i can the the differences between upgrade unit and non upgrade. this is for double storey house.

1. FACADE : MHJ - Remain as sample house , MS - with door and banister, toilet with aluminium powder coated louvres.
2. TILES : MHJ - Remain same , MS- Kimgress, modern style. Feruni tiles used for 2 x 2 . Use nosing tiles at staircase while MHJ use PVC cove
3. TOILET : MHJ - no concrete kerb between shower , MS - with kerb and granite counter top.
4. LAYOUT : MHJ - Remain as sample house , MS : No wall between kitchen and hall. Directly see kitchen
5. CEILING : MHJ - With plaster ceiling and L box , MS : No L box , flat

Value rm28K??
