Therefore, the CURRENT and my package are: Rm20k rebate , free MOT SPA and Loan legal fees ( EXCEPT loan stamping fees - loan amt x 0.50% and Disbursement fees RM1500 - fixed ) - Roughly about RM5600++

After a reconsideration, without DIBS package is better because :

1) RM20k rebate ( DIBS w/o 20k rebate) - sorry , you cant enjoy both  biggrin.gif  !
2) Lock in period start upon 1st payment release to developer
3) Better interest rate for whole tenure ( example, DIBS @ BLR -2.30% & w/o DIBS @ BLR -2.40%/-2.45% )

Hi,
I'm new here:)

Y'day just went to see the 3 story showhouse, it was awsome!!!

But as some buyer mention in this forum, certain things quality is not so good, not value for money. Such as main/front entrance door and back door just a normal quality,door frame, bathroom do not come with glass shower screen, and there are few bathroom sinks do not have the vanity like the master bathroom, just a sink.

These are what i can seen so far....anything else???

And if the gate come with auto gate is the best!!!

Is the tiles and the ceramic quality good?Anyone know the looks or the quality for the room door? Coz i can't see any door inside the show house, wonder how is the quality???

For gated and guarded project, there is no auto gate at the house entrance. Open Concept just like YTL Lake Edge.

Hi UFO-ET,
3 storey is g+g rite? and the f+g u mean is?

The entrance of 3 storey is with gate only,please correct me if i'm wrong:p

All g+g project do not come with autogate, is this the rule set by goverment?

g+g nothing to do with autogate, some g+g also hv gate (Dataran Prima etc), some not like Desa Parkcity (DPC), normally g+g has a very strict rule imposed, cannot renovate the exterior of the building, hence owners are not allowed to change the facade of the house

In KR, when TMS acquired the land fr Mahajaya, the link house land (2S. 2 1/2 S, 3 - Sty) has been sub-divided into individual title, is too late to do g+g (note : g+g is under master title like condo / service apt), developer therefore make it fence & gated (f+g),under f+g, developer will put up perimeter fencing (anti-climb galvanized steel fence) type as security measurement. G+G will hv brick wall fencing.

All link house are f+g, RM150/mth across the board. Semi-D and bungalow will be charge RM0.10 / sf build up size, hence 2-storey SD is bout RM300/mth, 3-storey bout RM400/mth, Bungalow RM500/mth maintenance

Hi UFO-ET,
As long the area is guarded community i'm fine, coz this is the main point i bought the house:)

And since so many ppl talking about the materials quality of the house, i think i'll give some feedback to MS too.

it's called "perimeter fencing & guarded" for the mahajaya-mah sing.

for the new Mah Sing, it's 100% gated & guarded.

that's why you can see there's a bridge to the clubhouse for the joint-venture whereas the new units are within an g&g enclave.

lets break down by phase

2s and 21/2s link, they are fenced up and guarded
3s also fence up and guarded

smd are full gated and guarded, that one no need to argue

when we say so what is the diff of fenced up and gated?

are they using the same material as in mesh wire?

One can see through fr outside, g+g is fully brickwall up 5-7 ft, outsider hardly can see.

I'm a bit confuse here, "road & amenities within the enclave is public"-->do you mean road and the area within the housing area can access by the outsider/public?I tot it was guarded community, so we need to use the access card at the entrance/guard house.

I agree with UFO-ET, fencing can see through ,and the sales person also told me that the 3 storey house have gate at the front porches not gateless.

Ai yo yo... just consider f+g is normal Taman, anyone also can enter, the public area like linear park, roads, road lamps etc will be maintained by respective authorities like JKR, MPSJ, JBA etc, now many developers and existing pandai-pandai put up their own fencing to make it looks likes gated area (of course it means for security purpose also), some with booms gate and access card, in fact this is not allowed, the security guard and the residents have no rights at all to question or stop anyone fr entering any f+g Taman, however in tis Bolehland, we like to break rules, we do wat we like, gomen also like ikan masin, close two eyes, so we go aheadlah!!! thumbup.gif
