I noticed they use 2x2 Porcelain China Tiles (Brand : Stargress ). Very cheap about RM7/pcs base on project price. I used it before during my previous project at D' Boulevard. Pity for Semi D & 3 Story buyer

Another shortcoming is, I think Kinrara Residence is using concrete sand roof tile that has much lower insulation properties than clay roof tile.
Take a look at the high quality & thick clay roof tile used in Bandar Kinrara Phase 7A12 (Emerald): Don't misunderstand me, I'm not complaining about Kinrara Residence. Overall it's still an excellent development with G&G, clubhouse, linear park, etc. I just hope the developer understands that nowadays purchasers are more knowledgeable and information spread very fast. Therefore they should try to return good values to their customers so that they'll continue to excel in future sales. Again, I must emphasize that high end properties should come with high end finishes. Otherwise the purchasers will end up with unnecessary & extensive renovation, which creates more waste material. That would be very bad for our green mother earth. |

PKB is launching new SemiDs and Bungalows at BK 8 this coming 22 March 2011. The cheapest unit is RM 2.88M for Build Up 4921 sf and Land Area 5499 sf. Now getting almost impossible to own the new SemiD and Bungalows in Bandar Kinrara. Prices have been shooting up since the 1st SemiD at BK 8. Wonder how would be the response.

I am sure that the labor cost and other raw materials e.g sand & cement is more than the China tiles used. I guess MS is now trying to maximize their profits by providing cheap & shoddy finishings. For the 2 storey SemiD I spoke to the Developer today to provide a cement partition near the starcase facing the main door.They ask us to write in to request. Actually most of housing project use china tile. They cant bear high cost of high end porcelain tile such as Lombardo series of White horse, can cost bout RM20++ per pcs.. Stargress, Sixny and even Feruni is most common China tile. They are 'look' good but interm of quality u have to monitor closely. U can detect the different from thickness and shinning. For myself, i bought 2 story at RM464k... maybe its fair enough. But for Semi D, 3Stry, is it fair? I personally ask the C.O.W at site office. The said they will use it for Semi DQonquas is to measure quality of work not for material. They can use QLassic also if they want... Basically, it is their game to gain more profit. However, on my side, i expect they will use at least Johnson Suisse/Armitage Shank sanitary ware (TOTO most welcome), Guocera/MML tiles, Premtex sanitary fittings, 1.2mm thck powder coated aluminium frame, clay brick (not C&S), monier roof tile with COOL ROOF, Light Weight Roof Truss ( not timber, easily exposed to termite problem), Clipsal switch and Iseo lockset... Just in my dream.. |
