land cost naik.

material cost naik.

infra cost naik.

labor cost naik.

world's inflation cost naik.

even if salary has not caught up, how to come down?

it'll be like in the west where people cannot afford to buy anyomore & rental will be common for future Malaysians.

hence, snap-up all landed properties before it goes up further.

Quite true, many people expect property price to drop but not their salary.
I may try to call the developer's staff, see whether they are willing to accept pay cut or not

another point to note. even if no demand in malaysia property market, prices won't drop much.

why? because material cost will never fall.

if no demand in malaysia, the materials (cement, steel, etc.) can be exported to countries where there're gowing economies!!!

no denying there may be a market adjustments but for drastic drop, it'll depends on location, e.g. mont kiara, klcc, which caters to expats.

in suburb areas like puchong, prices already low (compared to city centre), how to further drop drastically???

Asked developer sales office today that they are going to hand over the key in dec - batch by batch..

Hi all. I went to the sales office today n check out the 3 SSD. Is it worth it at 2 mil? Price seems to be slightly on the high side....not many units left though....early buyers bought 3ssd at what price?

dunno yet, keep it simple & functional will do.
Not worth spending too much for reno especially ID (unless you want to stay till old).
Nowadays renovated unit can only sell slightly higher (0%-20%) than basic unit only. my budget within 50K-100K.

3-storey sd bought at circa rm1.9mil as 2-storey sd purchasers last paid was circa rm1.75mil - rm1.8mil.

yes, that was 2.5 years ago. they bought 2-storey sd at rm1.38mil.

3-storey sd at rm2mil is very very cheap. that's why only few left.

My opinion for the 3-storey SD.

Very very cheap: 800k
Very cheap: 1.0m
Cheap: 1.2m
Normal: 1.4m
Bit expensive: 1.6m
Very expensive: 1.8m
Super expensive: 2.0m

I think it's possible, even with making a profit.

Land cost will go down when housing prices come down
Material cost is going down: Click
Infrastructure cost: Labor + Material cost
Labor cost: up slowly
Holding and opportunity cost: always the same
