I think it's possible, even with making a profit.

Land cost will go down when housing prices come down
Material cost is going down: Click
Infrastructure cost: Labor + Material cost
Labor cost: up slowly
Holding and opportunity cost: always the same

okay. let's see if it comes down.

Possible land cost will go down...
I mean in areas which are heavilly destructed by natural disaster, or in radiative area, other than that land price will keep going up, this include "ghost land" (cemetery) too
Those who expect decent land price to drop, dream on

3-storey sd bought at circa rm1.9mil as 2-storey sd purchasers last paid was circa rm1.75mil - rm1.8mil.
*
to be exact is 2.06 mil. after 8% discount is around 1.9mil.

leasehold 3ssd in bk for 1.9mil sounds abit overprice but i've been looking for 3ssd around puchong area, its either expensive or bad location or old design. mah sing salesperson said still selling well at this price, not many units left. she even said banglow already sold around 50%. she said the only thing slowing down the sales is bank closing water tap.....

Covillea and others who would like to provide some input/advice,

Based upon your estimation.
What would the price be upon VP for the 3 storey Semi Detached?
After 12 months and 24 months.
What about rental ? Do you think a rental of RM 4000-5000k - Semi Furnished is achievable?

When is the VP for Palmeria?

Thank you

Cheap or not is all in the eye of the beholder. smile.gif

My opinion for the 3-storey SD.

Very very cheap: 800k
Very cheap: 1.0m
Cheap: 1.2m
Normal: 1.4m
Bit expensive: 1.6m
Very expensive: 1.8m
Super expensive: 2.0m
*
S$? S$ 800k = RM 2 M.

Since brother Covillea says this is the best location in KL.

No clue on the price.

4k should be doable depending on the extend of furnishing.

absolutely. rm1.38 mil 2.5 years ago is not the same value as rm1.38 mil today.

kinrara residence is not the best in kl but i dare say it's the best in puchong for its class (i.e. compared to lakeedge, sunway eastwood, etc.) - it has the best of location in puchong.

Question. Does all banks participate in the DIBS ? I thought the interest is paid by the developer which means any banks are there

anyone able to answer me the question ?

Trust that Palmiera VP soon, so should be no more DIBS liao.

As for Ambrosia, my experience with the Banker then, CIMB, HSBC, MBB, Alliance and Hong Leong Bank. That was few months ago. I am not sure if TMS has added any more banks under the DIBS scheme.

Normally TMS only stick to 4-5 banks as their DIBS panel.

Hi Guys, don't be so happy to get the new house key, my house defeat process took 6 months and not completed yet. MS change the vendor several times and not even do a single thing. Beware of all the paip, door, tiles, celling... very lousy service. The MS officer, Nizam also cant help anything.. very disappointed.

My expectation is very low, to get the house key.
Dun expect the developer's contractor to rectify yr house defect with immediate action, after sales service is alwiz a big problem even with SP Setia. If you ever came across Puncak Jalil (Talam) & Jalil Sutera (Ho Hup) experiences, you will be pleased to hv the house ready soon. It is wasting time to deal with defects claim especially for big scale project like this. I will ask my contractor to do up the defects myself.
I think TMS is having some problems as some of the projects are stuck with low response, I do hope that it won't affect KR will do. wink.gif
