These units (about 4 left) are all end lots extended hence the area is a bit bigger (extra 5ft). The selling price is RM1.07m bu developer is giving a 7% discount +RM15k rebate = almost RM90k discount. I don't have any subsale price to reference to yet, to compare apple to apple.

Standard lot = 22'x75'' BU 2488sf
Assuming current market selling 900K
Price per sf = RM900K/2488 = 361.7

Total extra land area (375sf) is worth at least 40K now! You are indeed a "superlink" owner instead of ordinary "link house" owner. 2-stry house with build up close to SD bu which is very limited in the mkt now.

Logic calculation.

For own stay, if u like kinrara residence, u don't mind leasehold and t-junction facing, anything about RM 1 M is a good buy.

For investment, u have to think whether people with such budget, willing to buy t-junction unit or otherwise. Normally, selling is not a problem, but takes some extra time.

For the seller, buying RM 2.7 M selling RM 3.3 M will not make much about 20%.
Imagine u buy 2 storey 4 unit total amount RM 2.7 M, selling each RM 900k total amount RM 3.6 M, u can easily make RM 1 M.

For the buyer, buying RM 3.3 M is cheap loh.

Hi,

What about Maxis Home Fibre Internet service? It is good compare to Unify? And the service resch to KR?

Just would like to compare the service as rumours claim that the M service is slidely better then the U product.....

I heard people said Maxis is blocking P2P services. Not sure true or not. If so, i don't see any point of getting such a fast line just for web surfing. Unifi already confirmed P2P friendly for PPTV, PPS and etc. Any Maxis Fiber users, please comment. Thanks.

The 3 storeys link house landscaping grass and trees are planting. Fencing grill also building up. Looks like very good progress.
