Is it a good buy for a i-SoVo unit (436sf) facing exactly the back of the 30 Jewels shop offices? There is a possibly 30ft gap between iSoVo building frm the Jewel Office Shop.

Can somebody help to take some latest pictures of the construction progress. I am wonder MS are able to hand over the key on 2016. What will happen if it is not happen by year 2016? Any MS management staffs in this forum? Hope they see all our concerns here.
I see most of the high end residences in singapore will kick off with hotel and retail mall first for atleast few months then finally just the apartment to move in. But icon is terbalik. This project is a mega (ok la not that mega) mix development with different phases. I guess you should already know that when considering to buy into this project. As usual, it will most likely take some time (even years) before the whole area becomes sustainable and hot after VP. The question is what was your initial strategy when you bought into this project? Does your strategy align with the whole proposed Master Plan? Are you wiling to hold it out? From the current construction progress, I think phase 1 should be on time to about 4 months delay. But I guess most buyers should be on DIBS? For those who are planning to rent, I expect the take up rate will be slow after VP unless willing to lower the rental ROI to 3%. For those expecting to flip, I think better not buy into this project. Highly recommended for own use if strategic location, good accessabilty and nice project Masterplan is what you are looking for. Just my honest outlook into this project considering VP will be in 2016.

Mind to share in more detail: 1. Why the rental rate will be slow after VP? 2. Why better don't get a unit there if for flipping after VP? Also, do u have any idea how Mah Sing leasing team is going to control what kinda businesses are allowed to set up there? Since the the shop lots for phase one are for sale? I over heard that Mah Sing Group is now facing tied cash flow. Back in 2012 they announced that Icon City is going to be their signature project for the Group, even said that they will move their HQ to Icon City too. Besides, they were also selling to the public that how accessible to Icon City with their newly proposed accessibilities from the Federal Highway. However, every since the business partnership between Thai based Cetral Pattana and Mah Sing was called off in late 2012, they then been having challenges to make this so-called 'ICON' be the rising star commercial hub in PJ. This year they are supposed to start building the first access road from Federal Highway to the 'ICON'. Now seems so so silent.....

Just curious if strategic location, good accessibility n nice master plan why not recommended for flipping becoz it fits most criteria of a project which will appreciate upon vp n for similar projects with such criteria, sometimes the public don't even has the opportunity to buy?It does not matter for a flipper even if the place take years to be hot so long that the market value goes up say 25% upon vp n for a flipper even without holding power, if he sell lower at 15 to 20% higher, he should still be able to unload |
