Imagine if they reverse the sequence  meaning they build  hotel and mall first, what do u think is the asking price for residences unit? Sure sky high bro! At least this leaves us some  room for cap appreciation  before the hotel and mall completes.
Not to forget, they will have dedicated ramp, to and from Federal Highway.
Of coz, if the scew up, habis la but as this is their flagship development, I think they die die also must make it successful.

U will be surprised, not many local Malaysian like to stay around KLCC area.

KLEC is the huge shopping mall that matters.
KL Sentral, not many like to stay.
Tropicana Gardens, because surrounding by many rich people.

In fact, many Malaysian works in PJ & Subang area.

Yes, this is one funny fact happens in KLCC area, else KLCC will have command RM 2000+ psf far ago.

This only happens in Malaysia. Haha.

Maybe KLCC area is heavily vested by foreigner.

Developer want to make money, they have no choice left loh. Make "low" selling price, but high psf price.

6. The presentor said this is a project with high visibility, can you find any other 20 acres integrated development along the federal highway? Nobody answered. So is it correct? 

All the units are really bare, no aircond, even bath room was basic...

The east facing was told sungei way landed...what is that and where are the low cost flats?

The one facing park (phase 1: 2 acres and phase 2: 2 acres. Total 4 acres park) more expensive but IMHO so enclosed n less sunlight, really no good...

For the small units, the 717 dual key unit was the most booked...have 2 electricity meters...and 2 carparks...Got a connecting door between the "2 units within unit"...was told the wall between the 2 units not shear wall so can be hacked n converted...can get agents to rent out in future as 2 hotel rooms for short stay...THIS ONE DOABLE???

1 room rent Rm200 n assume 50% occupancy (15 days), gross rental RM6000. Assume RM1500 for cleaning n utilities...net RM4500...CAN WORK???
