Hmm. RM 488k, I think still ok dy.

I feel below RM500k is consider cheap for own stay.

Not much landed at this price now. Somemore Cassis location is better than Mah Sing, which is LH as well as Saujana.

Haha, a lot of people telling me that the price is too steep for Rawang. For me, I feel that it is good for own stay as a condominium in KL already cost RM300-400k. Most landed property in KL / Kepong area is beyond me sad.gif

Haha, actually not really lah ...

Rawang is keep growing and developing ... Rawang today is big difference to the Rawang 2-3 years ago and totally different compare to Rawang 10 years ago.

That's why i say, if buy own stay, it is a good price and consider cheap, cant get that price for DSTH at surrounded better area dy.

For investment, i not sure bcz too many Phases and not sure how much it can jump once VP ....

Hahah okay. Thank you so much for your reassuring words. I buy this property strictly for own stay for its nice garden landscape environment. Hope everything goes well. I agree with you, Rawang today is a huge difference compare to 2-3 years ago and i see lots of potential smile.gif

Beside the new township in Rawang, I'm considering to invest in some old housing area - such as Rawang Perdana, Rawang Jaya and Country Home. Foresee housing price in Rawang will be similar to Puchong soon.

Nope, I am from Subang Jaya.

Actually know much info about Rawang bcz i have clients who frequently buy land and build bungalows himself at Rawang, Templer Heights and Templer Villa ... once completed, all can sold easily within 1 or 2 months ... thats why i know something about Rawang and Sg Buloh ...

I believe there are some good lots in Rawang Perdana and Rawang Jaya - some rich typhoon are staying there. So, think the units there will continue to appreciate.

price going up like mad. Was told that when the road widening work is done, price will increase further. Was told it's in the second phase, i didn't verify it though.

Coris is selling 588k for intermediate unit. Yes. The price is unbelievable expensive.

Rawang is really diffewnr than few years back..

They will launching superlink soon next to Amberley. The price could be 700k and above. Stay tune and let see what will be the happen in next few months. Is it because of Jusco and new school, infrastruction expansion and etc?

Btw, it will be good for those early bird who has bought the unit in Emerald. The value is keeping appreciate.

I saw there is a signboard near to the hill to emerald west and close to a traffic light to Anggun Sales gallery. What is the project?

Hi hman, I have purchased from Hong Bee Land too, but have not heard anything from them yet. Usually in the past, if they are inviting their buyer, they will send an invitation letter to all buyer, and the sales person will also sms/call us. I will wait for a few days and see if there is any invitation icon_rolleyes.gif

My friend bought a unit of the cossis too at 488k when guocoland release their last row of cossis, and as of sunday morning 5th of feb, there are only 4-5 units left for the last row. People is starting to BBB property from this part of Rawang recently smile.gif When I passed by Emerald West last week, I saw that the 2.5 storey Superlink show house is externally ready. Shall be lauching and opening for viewing soon, my guestimation sometime in April. Since cossis and coris is without show house, and not much major publicity being done are also almost sold out, the 2.5 storey superlink with show house shall have an interesting sales, btw TGV is also opening their state of the art cinema in April icon_rolleyes.gif

I saw the signboard near to the hill too and landwork has started already, it is by Guocoland with the signboard saying some housing and commercial, with what caught my eye is the mention of a 132' Main Spine Road", the road leading to Emerald will be upgraded to a bigger road. 132' woohoa... anyone has any idea how many lane will 132' be approximately? it is nice to see both upgrades from outside by government/plus, and inside by the developer thumbup.gif

yeah, emerald west property price really growing up now, didnt expect that the latest cosis have already sold with RM 588k? wow, unbelieveable high for rawang area drool.gif For who have bought early phase, should feel glad now rclxm9.gif Ebony that i bought in 2010 already completed, actually i also went to c my hse twice already. thumbup.gif thumbup.gif Most probably will rent out 1st, wait untill the price goes much much higher few years later , then only sell it ??? rolleyes.gif

Bklim, you are also ebony owner, rite? have u go and "checked" your hse yet? i think the finishing looks quite good rclxms.gif have u decided for own stay or renting out ?? dun know how much is the market rent now ?? I think this area still need 3-5 years time to become really like another puchong, maybe ?? drool.gif

I heard someone said house will be ready on Sept, I wish it's true. U know that area very well, do you know that the new superlink is G&G or not? I was thought it is 3storey superlink rather than 2.5

It is so lucky that the shopping centre is JJ but not others, the coming Anggun City will be bring us more convenience
