Ya, Guocoland is a public listed company in Malaysia, don't mix up with Cocoaland as Cocoaland is also a public listed company in Malaysia. Many people, especially some investors used to be mix up amongst the two companies.

Hi all, I'm new in this forum. Nice to know all of you.

At the beginning, I was looking for type A and unfortunately, type A has sold out. then, booked type B with 618k before phase 3 open.

During the triple launching, change to type A with 633k after 20k rebate. Have to pay extra .. sad.gif

My opinion is the type A & B are more privacy at the ground floor. Definitely, the layout if looks from outside like bunglow type if compare to C. Upper floor design quite similar for all types. My friend adviced me to get A in terms of flat and the dining room looks bigger if compare to B because of staircase.

However, it still depends your choice. flex.gif

OCBC - BLR - 2.4 but semi-flexi. MRTA is optional
Public bank - 1st - BLR - 2.50, 2nd - BLR-2.45, thereafter - BLR - 2.40. MRTA - minimum 10 years

I heard that Standard Chart offering BLR - 2.5. Is it true?

OCBC and Hong Leong already approved my loan. I am still waiting Public Bank approval.

I walked in their head office and the customer services given their mortgage sales person name card. I did call their sales person and just submitted my application. I submitted quite number of application to different banks.

I submitted to HSBC HQ too. Still awaiting their approval. According to the consultant, they could not offer -2.4 like other banks.. You shall just try to submit and compare their offer. More choices and select the best rate & offer. tongue.gif

As long the SPA is ready and loan offer (offer letter) is secure, you could just sign it.

I give up PBB offer as they only offering 90% of nett purchase price. At the end, I sign up OCBC with BLR - 2.4 although it is semi-flexi. They will charge RM10.00 processing fee when redrawing. Other bank will charge RM10.00 every month regardless you redrawing or not.

HL also offering same rate but they forced me to take MRTA. You could considering take Life insurance instead as it is more flexible and cash return and low premium which OCBC could give you the flexibility.

Correction. I mean I buy Life insurance from my agent not OCBC. You could look for Insurance Broker or agent to propose you Life insurance to you. Btw, I will pm OCBC contact to you.

when did you sign your S&P? Did you made booking during the triple fortune or earlier? I lose the promotion for LED TV and the Lucky draw!!! During I made the booking, I personally submitted the loan application to varoius bank. This is to secure the loan before signing the S&P. Some of bank even could not approve 90% margin and some even to force you to buy MRTA in order to get 90%.

I don't think this is their tactics. Just we may need to do more homework. Definitely, the bank reject or approve lower than 90% when they find out you have too much comittment. I think like what ltcbomd, just try to appeal and negotiate with them whether they could give up to 90%. Just my 2 cent suggestion.

I signed S&P last Friday and loan offer yesterday. Now, I am working to buy the life insurance. Let me know and what I could help from my end although I am not the expert...

Perhaps depend on the amount you loan. some of bank wants you finance the MRTA and then will give -2.4.

I bet you must bought a good price. I was told by friend one year ago and I did not action anything until this new launch. It was a bit late and pay higher price. However, I am very excited too to see the good progress of Emerald. Can't wait my new house although the completion will be 2 years from today. I read other forum talk about their new house, progress, renovation, update and etc. Perhaps all new emerald purchaser could be share anything in this forum to make them active. brows.gif

You are absolutely right. the BUA is quite small if compare to others. Like their semi-d BUA can't even compare to Anggun. This is could be their stratergy and korek as much as possbile from the purchaser.. less material... cheaper cost.... I guess....

However, it is still depend lor. We prefer more land and my wife think too big to clean up the house... She will pening... rclxub.gif

Btw, how big Ebony BUA and land area?
