hi
new phase of emerald west, rawang .. ebony parkhomes type, 22" x 75", end lot type, estimate around 370-380k, does it worth its price? Intermediate unite is about 310-320k ..

i think we cant find terrace hse with that price, and with such build up area at around kepong, selayang area, alredy rite? So, if i want more comfortable hse, yet "classy" environment, (something like desa park city/ setia alam), and price around 300k, will this emerald west be a good bargain ? if for own staying, working at kepong, is it ok? i tried using toll, around 25 mins can reach kepong jusco there (exit from sg buloh toll), but if i go from selayang there, it looks quite far ... cry.gif

need more opinions from those familiar with rawang, especially emerald west .. can provide some ideas whether its worth to buy or not ??.. blush.gif

hi,
i think the traffic jam is not as serious as expected,(thats just short distance from emerald west to the toll anyhow) if someone used to get stuck in kl traffic jam, i think thats not the worst traffic jam that they have faced, rite ? cry.gif

how come the youtube video shown date year 2000 ?? r u sure thats what happend at emerald ??
regarding the house break in, is it becoz not many people staying there yet, but if let say after 2 or 3 years, more and more people moving in, will it be better ?

IN fact, i think most people who bought house at emerald also attracted by its "green concept" environment, similar concept with desa park city and setia alam rclxms.gif Noone can predict whats going to happen in future, but at least for now, its worth to buy house there, landed property somemore rolleyes.gif

flyover will be built from rawang toll towards emerald, and also the road from emerald to town will be expanded, expected to be completed in 2012 and this shall be able to solve the traffic problem in rawang! icon_rolleyes.gif and the consequence is, our property value at emerald is expected to be appreciated ! rclxms.gif Hopefully there will be a new shopping centre at emerald also (the land opposite anggun)

True but within the same distance from city centre and the same price bracket, there is nothing else which comes close to the "feel" of Anggun & Emerald.    thumbup.gif

I believe this is the place to get fantastic value for money at the moment (for own stay). There is a lot of potential for this part of Rawang ... perhaps the only thing needed is a change in name  wink.gif  coz most ppl in the Klang Valley (mistakenly) equate Rawang to Bukit Beruntung.

never posted msg here for quite some time, glad to see this topic is so active, more and more of emerald residents thumbup.gif

the last time i went to emerald was about a month ago, and i didnt see any progress of the jusco (opposite anggun), maybe i should arrange my time to go there again and check out the latest progress ... rolleyes.gif

maybe a new park will replace the golf course? a good news also since from what i have seen so far, looks like not many people play golf there .. i hope they can keep on decorating the whole environment there, have u all seen nadayu 92 kajang?? wow, that was a great place too! very nice, very beautiful residential area ! but emerald west also not bad la, just hope they can keep on improving! rclxms.gif

Just went to emerald last friday, and yes, the JJ already started its construction opposite anggun there .. rclxms.gif We passed by the site and accidently we met one chinese guy, sort of like site engineer or supervisor, we asked him what was being constructed, and he answered "JUSCO"confirmed already drool.gif With JJ, chinese school, main road being expanded, all surely make this emerald a very exciting place in the future! rclxm9.gif

i bought ebony last year, that time still at its "offering price", but now i can see the price of new projects are getting more expensive, luckily i bought earlier .. rclxms.gif I still remember the time when i bought ebony, jusco not confirmed yet, road widen no news yet, we also hesitate whether its wise decision to buy house at rawang ... of coz i have also seek advice from my friend who is local rawang man ...

but now everything seems working so well, jusco is under construction, chinese school confirmed, road widening going on .. etc ... Really excited to see all these "really" happend especially the jusco, cant stop thinking how "gorgeous" the jusco are going to be ! drool.gif drool.gif

In fact, I like Anggun design and more upmarket. It was sold out during my first visit. mad.gif They left 1 end lot which selling 1.2M. Above my budget. Then, I bought the semi-d at Emerald West. The semi-D is close to golf course. I love it too... nod.gif

Went to the site yesterday. Big construction has started at Jusco site. Piling, road widening, ... iss happening at the site.

To all Ebony owner, the SA said they target to hand over the house by October this year. Perhaps you could have quick check with them.

Me and my wife also very eagerly to see the progress at emerald west especially the jusco and widening road of jln arang drool.gif Maybe we will go there again within this 1-2 weeks time to check out the latest progress there ..

To be honest, actually some of the ebony buyers that we met before also complaint that the house interior looks quite small, in fact smaller that what we expected !! blush.gif The overall sf is big, but u get more land rather than the building itself, maybe they want u to renovate/expand the house gau gau lo! haha... rolleyes.gif rolleyes.gif

Glad to see that this forum is so active and seems like quite many people interested in this emerald west area and have positive minds towards its progress .. rclxms.gif

Well, already got a ebony unit there, now interested to get one more terrace hse at that area, the cassis. Noticed that this area quite near to the chicken farm area, but some rows of houses located a bit further than the rest, (facing coral hse) Can those houses avoid the smell from the farm?
I am not sure whether its wise enough to have 2 houses in the same area? (both also 50% investment 50% own stay,not sure yet) Of coz no one can predict the future, not easy to predict how good that area can be in the future .. Still thinking whether its worth to get another one there ... Anyone bought 2 hse in emerald west & whats your comments ? Been doing the survery on kajang area also, quite a lot of projects are going on there also, namely the nadayu 92, TTDI glove, Kajang 2, Hill Park 2, Pelangi Semenyih 2, etc ...... So, dun know whether to choose both of emerald west, or should choose the other one from kajang area ... hmm.gif hmm.gif

A few years ago i went to Desa Coalfield, Sungai Buloh also got a smell from the factory around, and I think its more worsts than Emerald West chicken farm around.... maybe because my house is quite a distance compare to new current emerald project. You can compare how many kilometers you can access toll plaza from Desa Coalfield and compare it with Emerald West.

Have seen the big signboard after the rawang toll, it stated there CINIPLEX opening soon in jusco, it doesnt mention CATHAY CINIPLEX, is it possible that ciniplex means cinema only ? So, not necessarily must be cathay? Just went to the cassis site also, tried to survery the land there and also try to see whether theres any bad smell .... But stayed there for around 15mins time, didnt smell anything bad .. thumbup.gif but i found that theres high tension voltage tower near cassis area also ... is it ok ??

Desa coafield quite far la, have to pass so many traffic lights! But if go to kepong, no need to pass toll. Among the on going projects at kajang, hill park 2 is the cheapest among them, but .. not sure la, some people mentioned metro kajang project quite lousy, got many defects in their buildings ?? rclxub.gif Hill park 2 is also a big township .. have been to their site also, the township concept also quite ok ... thats the thing make me headache ... shakehead.gif shakehead.gif

Ya, thats what i meant, I am confirmed that its written there "cineplex opening soon in jusco", NO "CATHAY" is written there rclxm9.gif So, cineplex could be just meaning of "cinema", so, not necessarily its cathay cineplex thumbup.gif Hopefully it will be a TGV that jusco normally deal with .. biggrin.gif

yeah, emerald west property price really growing up now, didnt expect that the latest cosis have already sold with RM 588k? wow, unbelieveable high for rawang area drool.gif For who have bought early phase, should feel glad now rclxm9.gif Ebony that i bought in 2010 already completed, actually i also went to c my hse twice already. thumbup.gif thumbup.gif Most probably will rent out 1st, wait untill the price goes much much higher few years later , then only sell it ??? rolleyes.gif

Bklim, you are also ebony owner, rite? have u go and "checked" your hse yet? i think the finishing looks quite good rclxms.gif have u decided for own stay or renting out ?? dun know how much is the market rent now ?? I think this area still need 3-5 years time to become really like another puchong, maybe ?? drool.gif
