but kemuning and sungai buloh you do not have so many lands as rawang and kemuning/sg buloh is nearer to centre of development circle than rawang.
Rawang is a self sustained township. is land is still plenty on the north side of the rawang, land cost will not escalate too depth.
isn't more logic to get a semi dee than a link house with 100-200k difference?

Was in rawang few days ago. Compared to 6yrs ago, it must have grown 4x bigger ! From a 1street town now so many commercial centres.. Whay is rawang balooning ? Most ppl migrated from kl ? Wonder why it is expanding ..

Anyone knows what is the new development near the slope to Guocoland's showroom ? They erected a signboard (perumahan). Heard its by Hongbeeland. Anggun 3?

Rawang today no longer Rawang few years back. A lot big timers like Mah Sing and Glomac had come in. Most of the reason was due to Rawang folks shift from older houses to newer here and the potential prices of DSTH against other location like Kepong/Sri Dsara/Selayang draw a setback. It causes most Sg Buloh inner young couples move to Emerald West/East. It's a great new township which is developing.

Sooner, it will get nearer to Guthrie Shah Alam and Bukit Jelutong.

Watch out next super high end Bungalows by Sunrise/Sunway jointly project. It's gotta no less than 3.5 or 4mil.

exact location I not sure, but I was told it is nearby Rawang Toll and next to Golf Club.

The land was owned by Sunrise and as they are condo expert, they JV with Sunway Prop for these high end bungalows. If I can remember correctly, it's 100+ units residence plan. Dunno when it is going to launch.

the only thing I still have to wait is the internet, cos not much of choices I can get yet.

The areas is still under development, overall Rawang has been changed a lot. When I decided to get a house there, many ppl said the crime rate there is high, it's a hulu place etc etc. First month moved in, I am surprise that there are a lot of ppl buy property and staying there too.

in the end of the day, it's up to you to make the decision; if you like the place, the environment and you are capable of paying up the price offered. Just go for it.

Thx for yr input chris. Rawang is somewhat complete opposite of cyberjaya, 1 is organically growing, ther other is hydroponics on steroids. And yet i kinda like the normal township environment of rawang, more complete & has everything a normal person needs esp hawker fare.

mrPOTATO was asking about comparison between Saujana by Glomac & Emerald. As such, my comparison is still valid.

If the comparison is between Saujana vs Tasik Puteri then what you say is true but BTP is not a valid comparison due its relative distance to the vicinty in discussion.
Still Saujana represents good value for money ... it will be more attractive if it had better access though.

How far is Emerald West from where compared to East?
Pls be more specific.

If relative to the toll exit Emerald East is nearer than West.
The difference is marginal about 1 - 2km. No big deal. Furthermore, East is almost complete, not sure if there will be new phases there. West still has land to develop.

some people said die die also dont want to buy in rawang...wah, guess now different story eh..

anyway, i had the same prejudice until went to have a look see look see and was quite impressed with the ongoing infrastructure works
-that was a few months ago..
was targeting the bungalow land for sale in emerald west but all sapued within a day or two..

this place looks like a long term play with 5 years time horizon. Dont think it can go wrong as it is coming from a low base (price) .
