QUOTE(burly @ Jan 18 2012, 10:13 AM) but how much is the superlink in places like kemuning and sg buloh. it is expensive by rawang standard. Unless more infrastructure been built but by that time it will be more than 700k mind you. Prop developers are generally pushing for higher prices despite the economic conditions. This is especially true for landed props. my 2cents worth Thanks.but kemuning and sungai buloh you do not have so many lands as rawang and kemuning/sg buloh is nearer to centre of development circle than rawang. Rawang is a self sustained township. is land is still plenty on the north side of the rawang, land cost will not escalate too depth. isn't more logic to get a semi dee than a link house with 100-200k difference? |

Most of the reason was due to Rawang folks shift from older houses to newer here and the potential prices of DSTH against other location like Kepong/Sri Dsara/Selayang draw a setback. It causes most Sg Buloh inner young couples move to Emerald West/East. It's a great new township which is developing. Sooner, it will get nearer to Guthrie Shah Alam and Bukit Jelutong. Watch out next super high end Bungalows by Sunrise/Sunway jointly project. It's gotta no less than 3.5 or 4mil. |

QUOTE(burly @ Jan 30 2012, 02:28 PM) exact location I not sure, but I was told it is nearby Rawang Toll and next to Golf Club. The land was owned by Sunrise and as they are condo expert, they JV with Sunway Prop for these high end bungalows. If I can remember correctly, it's 100+ units residence plan. Dunno when it is going to launch. |

QUOTE(jdgobio @ Jan 18 2012, 10:52 AM) Have you been to Saujana Glomac? If you have, you will know why. compare to bandar Tasik Puteri.. Saujana Rawang still okIts deeper inside (relative to the highway exit), need to pass through other tamans like Country Homes and I believe its leasehold. leasehold or freehold well just buy according to what you capable of. I owned a house and stay there too. the only thing I still have to wait is the internet, cos not much of choices I can get yet. The areas is still under development, overall Rawang has been changed a lot. When I decided to get a house there, many ppl said the crime rate there is high, it's a hulu place etc etc. First month moved in, I am surprise that there are a lot of ppl buy property and staying there too. in the end of the day, it's up to you to make the decision; if you like the place, the environment and you are capable of paying up the price offered. Just go for it. |

Rawang is somewhat complete opposite of cyberjaya, 1 is organically growing, ther other is hydroponics on steroids. And yet i kinda like the normal township environment of rawang, more complete & has everything a normal person needs esp hawker fare.Sooner, it will get nearer to Guthrie Shah Alam and Bukit Jelutong. As such, my comparison is still valid.leasehold or freehold well just buy according to what you capable of. Just go for it. If the comparison is between Saujana vs Tasik Puteri then what you say is true but BTP is not a valid comparison due its relative distance to the vicinty in discussion. Still Saujana represents good value for money ... it will be more attractive if it had better access though. QUOTE(mrPOTATO @ Jan 18 2012, 10:20 AM) Hi guys, whats the reason u all chose here compared to saujana glomac ? Besides the chinese school .. * |

That day i passed by east, was surprised its actually kind of far How far is Emerald West from where compared to East?Pls be more specific. If relative to the toll exit Emerald East is nearer than West. The difference is marginal about 1 - 2km. No big deal. Furthermore, East is almost complete, not sure if there will be new phases there. West still has land to develop. |
