QUOTE(Chris Chew @ Feb 12 2012, 09:07 PM) RM 400k for Cassis, he really bought it very cheap. Haha, a lot of people telling me that the price is too steep for Rawang. For me, I feel that it is good for own stay as a condominium in KL already cost RM300-400k. Most landed property in KL / Kepong area is beyond me Added on February 12, 2012, 9:09 pm Hmm. RM 488k, I think still ok dy. I feel below RM500k is consider cheap for own stay. Not much landed at this price now. Somemore Cassis location is better than Mah Sing, which is LH as well as Saujana. |

QUOTE(Chris Chew @ Feb 12 2012, 09:31 PM) Haha, actually not really lah ... Hahah okay. Thank you so much for your reassuring words. I buy this property strictly for own stay for its nice garden landscape environment. Hope everything goes well. I agree with you, Rawang today is a huge difference compare to 2-3 years ago and i see lots of potential Rawang is keep growing and developing ... Rawang today is big difference to the Rawang 2-3 years ago and totally different compare to Rawang 10 years ago. That's why i say, if buy own stay, it is a good price and consider cheap, cant get that price for DSTH at surrounded better area dy. For investment, i not sure bcz too many Phases and not sure how much it can jump once VP .... Are u staying there as well? |

QUOTE(mcken @ Feb 13 2012, 11:00 AM) seriously Cassis selling at 488k? Which phase isit now? Remember it was selling 410k early last year....Whats the price for the superlink new house? Really hope it will be a nice neighborhood there!!! Yea serious price going up like mad. Was told that when the road widening work is done, price will increase further. Was told it's in the second phase, i didn't verify it though. |

QUOTE(jason_chee @ Jun 21 2012, 11:41 AM) based on my experience, i traveled from Emerald West -> KLCC in April 2012 once. I left at 7am and ensure the jam at... Ok so soon when Rawang Toll is extended, it will ease the traffic 1. Rawang Toll 2. Bkt Lanjan (after restoran jejantas sg. buloh) 3. Jln Duta Toll 4. Jln Kuching 5. Jln Sultan Ismail until Renaissance Hotel. that's the latest 1 i tried. But i could seem the jam was caused by some roadworks at the Monorail Bkt Nanas Station. i remember last time it won't take up to 2 hours. but i would assume 2 hours are the worst traffic. i also tried, Jln Sultan Ismail (Menara MBF) -> Emerald West few years ago and endure jam at, 1. Jln Sultan Ismail 2. Jln Kuching 3. Jln Duta 4. Jln Duta Toll 5. Rawang Toll Mon-Thu: Depart 6pm and usually will reach 7.15pm. (except rainy day. Add 1/2 hour) Fri: Depart 6pm and usually reach 8pm. but since the opening of DUKE, it only take me 45 mins from Emerald West to GE Mall @ Jln Ampang. Leave 8am, reached 9am and from GE Mall -> Emerald West, leave 6pm, reached 7pm. That is via PLUS and DUKE. P/S: I drive < 110km/h for the above journey cos when there's lots of car in the highway, don't think of speeding. you cna't. fast lane will become 90km/h only. I work in Jln Duta...wonder how long it'll take me to reach office. As for travelling home, I normally work off hours. I start work at 9am though |

QUOTE(masbruno @ Jun 26 2012, 05:12 PM) Searched in iProperty.com, no rental yet.. Are you sure my friend? Or rather, is your friend very sure on this? As for sub-sales, the asking price for Ebony starts from RM478k Added on June 26, 2012, 5:35 pm Just talked to a buddy of mine who introduces EW to me, he has stayed in BCH for 7 years & worked in BB area. He leaves his house at 8:30am daily & usually reaches his office at 9:15am to 9:20am, with the exception of during heavy rain, accident or stalled car in the middle of the road. The route he uses are as below: Rawang Toll Jln Duta Toll Jln Duta Jln Damansara Jln Istana Jln Dewan Bahasa (via the new flyover) Jln Hang Tuah Jln Imbi Jln Bukit Bintang He said he doesn't have to clock-in sharp at 9am, so he prefers to go out at ~8:30am as the traffic is smoother.. Btw from Rawang Toll to Duta Toll ~17min I would like to try it out for myself one day Like I said, I work near Jalan Duta....leaving house at 8.30 and reach Jalan Duta by 9 does not seem to be a problem then? The traveling time would be better than from Kepong to Jalan Duta.... I hope this is true. |

QUOTE(TheOwl @ Oct 5 2013, 02:17 AM) Got an urgent question for the lawyer of the house. Kindly give me your objective views. Hi, I think I can help you. Legally yes, you can be sued, we would be looking at potential court action for nuisance or trespass to property assuming if the leaves fell on her land. I think it's possible for her to obtain a court order to compel you to remove that tree of yours in the worst case scenario. Can a neighbour sue us if there's a tree on our property that slants toward her property? I have a property that I'm going to put up for sale. There's a medium-sized tree that leans toward my neighbour's house. Even if it falls over the fence I doubt it will touch her house. I'm looking for an experienced contractor to fell the tree together with two large ones on the property. Lately I've been preoccupied with some family matters so I did not bother to attend to the tree. The neighbour is pressing me to fell the tree asap bcs she's saying her tenant has small kids etc. I was away for a while and when I returned there was a poslaju card saying that there's a registered letter for me and that I should claim it in 15 days. I suspect it's a lawyer's letter from the b1tchy neighbour. I should chop down the trees bcs I wanna sell my property but she's making it look like I should chop down that particular tree bcs she wants me to do so. What should be my best move? Can I counter-sue her back if she really sues me? I think if it's a lawyer's letter it's just a threat bcs it would be very leceh to sue over such a small issue. Well, when a woman is involved there's no point talking logic. Thx. Based on your statement above, I don't think there is enough facts for you to launch a successful counterclaim if the matter goes to court. Having said the above, there are many things that lawyers would need to look at ie pictures and relevant correspondences otherwise lawyers would only be able to give you general answers such as the first and second para of my post above. I think you need to reply that letter just to be ready in case the matter got worse. If you need in depth discussion, you may pm me or you may drop by my office. Cheers |

QUOTE(TheOwl @ Oct 6 2013, 08:42 AM) Thx for the response. You a qualified lawyer? I dun want the hassle. I'll just look for a reliable contractor to chop down that tree and two more big ones which are also in my property but do not encroach on the properties of neighbours on both sides. I dun want to reply to the letter as well bcs I dun see any reason why I should once the offending tree is taken down. As far as I'm concerned that woman is a nuisance bcs she kept calling me and when I ignored her calls a few times I think she's threatening me with a lawyer's demand. I won't know for sure until I claim the registered letter on Monday. Let her spend money engaging the lawyer. Once I chop down the tree she has no more grounds. Thx bro. Haha yes I am. True that. When you read the letter, just make sure that her only complain and demand is for the tree to be 'removed'. You are staying which part of Rawang? I visit this thread to check out if there's any update on the Cassis project (I got one unit there) Cheers... |

Hi all,
I also got my keys to my property in cassis. Still no water and electricity to my unit. I am definitely considering commencing legal action. Anyone want to form class action? The more the merrier. |

QUOTE(TheOwl @ Sep 13 2014, 12:58 PM) Hey bro,I remember you telling that your VP should be in April? If that's the case the electricity/water should have been connected months b4 now. Class action suite is the BEST. Gather many house owners together. Yes bro, official VP date should be around March / April 2014..I don't really know the exact date but there is a sizable amount of LAD charges. They delivered VP without water / electricity so we are saying that there is no delivery of VP in accordance with the SPA and hence, there is no VP at all and the LAD charges continue to run. I too was short-changed but did not bother much then as the place was still undeveloped and I was not in any hurry to shift in. They officially VP on 1.12.2003 but I only was asked to collect my keys in early Feb 2004. Water/electricity was only connected 3 months later. LAD was only paid until 1.12.2003 (late by 6.5 months though to be fair they really had just slightly a year+ to build after we purchased the land). For now, we will take the LAD payment first and then claim for the difference between the alleged LAD date from when the water/electricity is connected. I will definitely pursue this one way or the other. |
