Is it possible Bangsar South City will influence the value of 1120 park avenue raise in the future? Since It's nearby.

hey bro, bangsar south nt near to 1120 at all la......in fact, 1120 is at the south side of pj which have less value appreciation compare to pj center and north part...

Ya, agree. Everything increase price this year, costs of materials has jumped a lot in 2010 and expected increase 10-30% this year.
Don't based on the newspaper info (the sun or the star) said stable of price of constuction materials.
papers also said no increase price of beverage,but when u order milo or teh tarik in mamak, semua sudah naik harga 10-20 cents.
Based on those work as sub-con, costs of materials already incrase a lot if compare 2009.
Hopefully, the developer can build as fast as possible la...
I hope can move in 2012 la..

One of customer previously he work in Peter Group said the boss of this developer, Peter is a kind of stingy person.
Normally he will use cheap material to build all his projects.
But he is the kind of ppl very "love face", so he will complete the projects by using cheap material.

No matter this is true or not, just hope peter can fast fast complete the project.

So those who buy 1120 for investment for value appreciation, dont put too much of hope...
I checked with a lot of of property valuer, this area low value appreciation for in coming 4-5 years.
Dont put too much of hope for government to develop this area because this area a lot of land under bumi land, very difficult for government to use the land for develop.
1120 suistable for own-stay or rent out.

I passed by the site this afternoon (29th Jan), noticed that the fence behind Petronas Station was down and took the opportunity to stop and take some pictures. I am happy to say that the site is progressing faster than I have expected and the ground beams looked like already concreted up to the lower part of the columnal rebars for Block #1 (not sure about the progress for block #2 from where I was standing). Please view the photos attached. Cheers

Yep. Peter is stingy. Anyway, I believe they will complete the construction.
I just worried that they may not delivered what they have promised.

the hypermarket is not confirm. This is just a small piece of land. can't be giant/carrefour. i suspect it could be something like Checker.

agree.. very small piece of land.. plus need to deduct few more spaces for parking lot... so just imagine how "big" it's going to be...

anyway, it still better than nuthin I guess.. smile.gif

dont worry our project so far is highest in that area but 20 percent lower than all the new development project in kl n pj icon_rolleyes.gif thumbup.gif

The project at 1120 is now in full swing. The workers have removed the formwork for the ground beams at Block #1. In the foreground of the 1st picture you will notice that the precast concrete culvert pipes and manholes have been erected. In the last 2 photos you can also notice some activities at Blocks #3 & #4. Attached are photos taken at 3:00pm on 12th Feb 2011. Cheers

1120 is geographically locate out of pj center and north part by mother earth but kesas, npe, ldp, puchong, sunway, midvalley and etc are mankind built surrounding 1120

dont worry look at the market let's get to know the fact about what is the highest income level community in kl and pj (or even in the world) and high income level community is fewer than 2% from the highest income level in in kl and pj (or even in the world)

You are welcome, Brianchinh. I just want to share my happiness in the progress and a photo speaks a thousand words.

By the way, I just called the developer this morning to enquire about their billing and was told that they have already got the architect's certification for the foundations but they will delay the billing since they have enough own funds (& probably, in my opinion, because they don't want to bear the bank interests on the progress billings for now). Cheers
