Hi shiewwai85,

I have started a community website something like this for my other property that I have. I already have the hosting plan and am a programmer an administrator for it. It started of as a forum thread as well, but was too difficult to read and for people to keep track.

I don't need sponsorship for the domain/webhost as the current service I am paying for supports multiple domains.

Let me know if anyone is interested and I can get this setup relatively quickly.

I doubt this will work. Who are going to patronise these places during working hours as there arent many offices around. The only busy time is during evening/night.

For all these F&B outlet to deem viable, there is a need for demand and demand normally comes from offices, I dont expect factory workers to have their lunch there.

This idea is good, but I think it's too early for now. I think this 'project' need to be kicked start when we have collected our keys, moved in, form our own JMB and then from the community, to start with this 'e-community'. The portal can support like list down all the security guards faces, booking facilities online, pay monthly maintenance online, comments and complaints, events, news, updates, connect to cctv of the condo, visitor tracking and monitoring, security alarms and alerts, (imaging a cctv to always watching ur own vehicle from carpark hahaha) etc.. etc ... smile.gif

Wow, it will be great if we can have all these F&B there.. but again, they need to make sure they'll have enough customers to survive. (mcd or burger king maybe not, but old town or kopitiam style cafe is not bad thou)

What kind of business you all think would be at Zest commercial if those mentioned F&B wont survive?

Cant recall details, is Zest asking for 2.2M for their commercial lots? Thats seem very very stiff....

Not sure if that will help to create the commercial pull for zest lifestyle concept...

Because if its ended up as offices, then what lifestyle there is to offer?

But as far as I know, one F&B owner has bought a unit there and planning to open an outlet there. So, its still not too bad. Maybe he sees something which I dont. wink.gif

Not sure on the internal Zest residence layout, isn't there a dedicated residence only laundromat, and convenience shop?

I saw in Tropicana and Riana Green condo with zero commercial presence, got convenience store, F&B, massage, etc etc.

The Zest commercial lots has tremendous visibility and marketing values. Judging by the number of traffic using the highway everyday, personally think even at 2.2mil its reasonably priced.

Some back end (zero visibility) 3 storey lots in Puchong center already asking for above 1.2mil............. sweat.gif

Hello all the Zesters! I booked a unit in Block A about 2 weeks ago before seeing this hot thread, have been spending nearly 1 week to finish reading all the pages in version 1! fuhh....

Am currently waiting for the reply from several banks....

Just wonder if all corner units get side-by-side carpark?

Not all corner units will get a side by side carpark. It did mentioned in the S&P what kind of car park that you're getting.

Called my SA and confirmed that there will be individual water meter for each unit of The Zest. The water rate will follow that of residential rate too.

Latest news is that there are only 3 units left in Block A (lower level) and 1 unit in Block B (with private garden)!

Hi, actually OCBC does allow monthly installment upon first drawdown. I've confirmed this with OCBC. Hence looking at the offers by all the banks, seems that OCBC's one is rather attractive. For NZEC, 1st 3 years = BLR-2.3%. Thereafter BLR-2.4%.

Anyone took up loan from OCBC? Any better offer?

I took loan from OCBC.. and, am getting MLR-1.3 (Mortgage Lending Rate is now 4.7%) and the lock down period is 3 yrs instead of 5 years, from the first draw down. Also considered a NZEC as the legal fee is sum up in the loan amount ...

initially i thought OCBC offers the best rate with BLR -2.3,-2.4.
But after UOB banker showed me the comparison between their weekly -2.1 rate and normal monthly -2.3..
UOB actually gives the better rate..and your loan tenure is shorten to 4 years..with their weekly calculation..
so I took up UOB offers....but i wonder any tricks that i am not aware of...
