Just drop your balloting form 1st (i think chances are higher than 4d)...then start to look for kangtao at the same time too.

This round they only have about 70 non-bumi units for sale, and they claimed to have >1000 people registered for it. The second number need to be heavily discounted, but even if discounted until 200-300 people, that still need balloting.

Found it on the brochure..Phase 1 (as per year 2010)

1) 28 x 86 - BU = 3,427-3,475sf = RM750k to RM997k - 2012 Market Price = from 1.45M

2) 28 x 96 - BU = 3,920 -4,027sf = RM880k to RM1,166k - 2012 Market Price = from 1.5M

3) 28 x 120 - BU = 4,562 - 4,652sf = RM1,023k to RM1,390k - 2012 Market Price = from 1.6M


I know more than 50% are purchase internally for those with big cable$. And there is a 1 week queuing story plus commotion during launching.
Either the price was set too low to benefit internally during that time OR the price SOAR$$$. Well, those that fought it through really $mile to the bank!

OK perhaps it's too optimistic to hope that history will repeat itself this time round, but even at 50% gain, it's still decent.

Actually for phase 1 the prices were discounted further 3% across meaning the largest 28x120 is <RM1m. also that phase the launch was done when the units were near completion. it was handed over 12mths after launch. for this phase they have only clear the area so i guess CF would be 2yrs from S&P.

I think upside is rather limited this time around. Only good for people with intention to stay. For larger unit, subsale is available now at the same or slightly lower price. So no point going balloting.

28 x 86 1.5mil was offered to my friend but dont want to sell...very limited seller, those iprop might not have confirm seller ..the purchase price was much lower than 750k brows.gif

Minimum 3500sf...no 2450 sf your info is wrong...try buy at 1.3m...if u r successful the seller will be like giving u guarantee return tongue.gif

Taikor do you think the coming launch is worth it, especially the 24x70 1 mil unit ? Does it have enough upside this time around ? I got diverse views so far.
