Hmm saw the adver in the star couple of week back I understand it would be launched this weekend. 28x86 rm750k, 28x96 rm880k and 28x126 rm1m+ all intermediate units. it is opposite proton service center at glenmarie, facing some small factory + industrial. i went and had a look at the units which should be ready for hand over in 6-12mths. is it worth investing? it is shah alam but access is not bad. hmmm

Saw this as well. The house is huge. Pretty good access.
But don't think it's gated and guarded, which can be quite an issue in industrial / factory area. Also, I recalled it's a mixed development (someone need to confirm) that they're launching residential and industrial plots very close to each other. Perhaps, this is the only drawback. Other than that, seems Ok. |

yes the build up is >3400 sq ft. the industrial area is a concern on value appreciation. i just read from another forum that only a hand full of units available on launch as many have been taken up or reserve for bumi.

Sold out on first day - heard there was a long waiting queue for it.
Went to the showroom - impressed with quality of materials. Seems like 28" tiles for halls. Kitchen tiled up to ceiling. Porch has nice tiles. Timber parquet strips for upstairs. Upstairs MBR nice balcony with huge aluminium frames, etc. Temasya is complete end of this year and residents start moving in Q4 2009. There's a huge plot for future development behind temasya but I don't see any nearby construction, or new launches yet. So Temasya residents are likely to be moving in, and staying alone at least for the next 2-3 years before new residents move in. Nearest residential is Saujana O-lot. Yep, I was there on the launch day. People were lining up one week in advance. I did look at it originally but I was looking more for land area, not big build up so I passed.
I&P seems to have lots of launches this next two weeks, Temasya Glenmarie, Sentosa Kinrara and one more in Bangi I think... |

well..considering that some developments in KV are calling their 22x75 a superlink these days, this 28x70 makes more sense calling themselves superlink

1 mil can buy YTL Reed at 3 storey 24 x 80 link house d. Fully G&G. But leasehold & ex mining land.

Very good question. If GlenTemasya, freehold, g only, near industrial area, 28x70 versus the Reed, leasehold 24x80 and ex-mining land, g&g...same price. Which is better for own stay and for investment. Any diff if own stay or investment?

don't know about lake edge.
but glenmarie is surrounded by other posh developments. only setback is shah alam address. potential catalyst is lrt and future uoa development. |
