During the 1st phase, there is 3 types of sizes 28 x 86/96/120. The 96 was the most popular one. The 86 is facing warehouse while the 120 is very big which is too long. It had 2 staircase as per bomba requirement.

Phase 1 still have a few sub-sales available for 120 size. Going for RM1.7M and above. For those interested in phase 2, i suggest to go to the sales office and fill up form for balloting. My last check 1 mth ago...around 700 forms submitted. They encourage to fill form instead of online.

Lot of them are filling multiple forms just to increase chances of getting it. And shoplot around Temasya are selling like hot-cake and u need to have connetion$ to be able to purchase them. Still i have doubt over these shop lot. Look at the row near Glenmarie Court...next to Caltex. It is so quiet.

Temasya 1st phase occupancy should be 60% and above. It will be fully occupied soon. That means this area is not for speculating only. Therefore price should be strong. Those fed up with Subang Jaya & USJ traffic jam would be happy to move to Glenmarie anytime. And bear in mind, Temasya project is still consider cheaper than those Glenmarie Court, Residense or even Saujana O-Lot. Ara Damansara pricing also strong.

28 x 70 = 62 units
28 x 120 = 92 units
56 x 52 = 20 units
50 x 90 = 60 units

Very Limited available. The sales office is temporary situated at MBSA hall. There are maps and replica house. They took away the 2nd staircase for 120 type...and it look much practical now. Remember to get form for balloting when you are there. Open Mon-Fri - till 5.30pm only.

Saujana O-Lot is really close to those electric thingy. It's like stay at your own risk thing. If you really want it and dare to take the risk...try go for the new phases which are further away.

My friend a resident there told me that Temasya will built wall for G&G purpose for 1st phase soon. It's brick + tree + fences to cover the whole area. If that is true, then price sure will move higher. Just wait for another 2 mths to see whether any action or not.

It required 85% of agreement for this to happened. And once G&G is completed...BOOM again. Look at the prices in the vicinity...Temasya is still consider the cheapest in the area at RM1.5M sweat.gif

Just drop your balloting form 1st (i think chances are higher than 4d)...then start to look for kangtao at the same time too.

Anyone has the figures for the phase 1 launch price and current sub sale price ? That perhaps can give some indication ?

Found it on the brochure..Phase 1 (as per year 2010)

1) 28 x 86 - BU = 3,427-3,475sf = RM750k to RM997k - 2012 Market Price = from 1.45M

2) 28 x 96 - BU = 3,920 -4,027sf = RM880k to RM1,166k - 2012 Market Price = from 1.5M

3) 28 x 120 - BU = 4,562 - 4,652sf = RM1,023k to RM1,390k - 2012 Market Price = from 1.6M


I know more than 50% are purchase internally for those with big cable$. And there is a 1 week queuing story plus commotion during launching.
Either the price was set too low to benefit internally during that time OR the price SOAR$$$. Well, those that fought it through really $mile to the bank!

Well, i believe your house in SJ also went up & up...so just TOP-UP a bit and you can get Temasya. If you willing to top-up more, the Gardens and Saujana O-Lot is an option too. brows.gif

I visited 2 friend that stay in Temasya, and impressed with the material used, and workmanship. Tree still young and growing. In another 2 years, then more green will be visible. Currently, only green is the playground plus the fence.

Jimmy...clearly you have a phase1 unit in Temasya and congrats! So phase1 will be gated soon based on your earlier posting? Does the fencing cover the area for new launches?

My friend stay in both the 98 & 120 size...so i got lot of hands-on info from them. After considering, my option is this...either go for sub-sales (Phase 1) or developer new sales. The price of sub-sales for phase 1 is more or less the same as phase 2. Say i take 28 x 120 for eg....If buy phase 1 now costing RM1.7M (more or less as phase 2 developer price)...in 2 year time after the completion of phase 2, phase 1 price should go up another RM200-300k MINIMUM? Make sense? Well, phase 2 chances are slim cos balloting... chances may be what 1 in 100?
So to play safe, i've bought Phase 1...then balloting for phase 2.

Regarding the phase 1 gated, nothing concrete yet...so let's wait for more action. Once they started something concrete, better make a decision PROMPTLY else premium will kick-in.

I went to USJ Height too. I don't like both the access road. One is via USJ3 and another via Shah Alam. I used to work nearby the Shah Alam exit...very jam. Plus lot of manufacturing factory is there. And via USJ3, it is still a long stretch coming from Federal Highway. The jam start all the way from Federal till USJ 3 exit every working days.

How much do u all think the 28 x 70 sub-sales price will be in another 3 years? 1.3M? However, how is it possible the market really able to absorb this type of pricing? Must work 2-3 jobs for it.

Is this true? There is bumi discount for all the units and fully transferable to non-bumi. Therefore there is a guaranteed 7% profit.

Good luck. Is it really going to be thousand of applications? Is the market really so hot?
The financing cost is very low at BLR-2.5 now, but with tighter rules....net income policy. This is actually helping the rich to get more property/loan...with cheaper finance cost.

I think RM1.5 actually is on the high side. I think after bargain bargain...maybe u can get at RM1.4M.

28 x 70 is going to sell at RM1M onwards...better deal if you are the 'lucky one'
