Agree.....the price has to be relative towards what is being offered (including location and surrounding). Especially in established area, we can only talk abou the offering.

DEvelopers already did their due diligence on the market and what are required (etc, house size, price range, target market, etc). I think bigger house is definitely something missing at that part of the location and the target market (pls dont include glenmarie court, etc as those are in different market segment, unless the price of this Temeasya is too close to some of the prices at those location, then for those who can afford, it simply means more options)

I don't quite understand your question. Please ask I&P.

This is minimum 1 Mil property and have to be taken seriously and lots of planning and preparations need to done now. So I assume every purchaser already should know one's financial standing failing which a small amount need to be forfeited.

I think he means wat if he kenot secure 90% loan? If 80% he can't afford, I think I&P will forfeith certain amt of yr deposit, like Alam Impian, deposit 25K, if loan not approve / kenot buy due to low margin, I&P will forfeith 2,500.

During the 1st phase, there is 3 types of sizes 28 x 86/96/120. The 96 was the most popular one. The 86 is facing warehouse while the 120 is very big which is too long. It had 2 staircase as per bomba requirement.

Phase 1 still have a few sub-sales available for 120 size. Going for RM1.7M and above. For those interested in phase 2, i suggest to go to the sales office and fill up form for balloting. My last check 1 mth ago...around 700 forms submitted. They encourage to fill form instead of online.

Registrants 700 but not all are really actual buyer. Some of them maybe are other developer to get more info or pricing. Or those related to the project like contractors, bankers and such.

Lot of them are filling multiple forms just to increase chances of getting it. And shoplot around Temasya are selling like hot-cake and u need to have connetion$ to be able to purchase them. Still i have doubt over these shop lot. Look at the row near Glenmarie Court...next to Caltex. It is so quiet.

Temasya 1st phase occupancy should be 60% and above. It will be fully occupied soon. That means this area is not for speculating only. Therefore price should be strong. Those fed up with Subang Jaya & USJ traffic jam would be happy to move to Glenmarie anytime. And bear in mind, Temasya project is still consider cheaper than those Glenmarie Court, Residense or even Saujana O-Lot. Ara Damansara pricing also strong.

The price already very strong ...

Subang Jaya has no issue about the jam, bcz these areas are the nearest to those link to FH, and NPE or even through USJ to Kesas and Plus Highway and through FH to LDP and NKVE. Subang Jaya only has issue jam a short while at SS15 interchange ( all cars curve to enter SS15 via Maybank )

USJ and SS19 might probably has a bit problem compare to Subang Jaya other SS areas. The Summit interchange is very terrible during peak hour but exit through USJ 2 and 3 or 4 is at the moment, not that serious jam and improved a lot compare to 5 years ago and 2 years ago.

However, Glenmarie brings a different status with it's new superlink, which is much huge and new compare to 20+ years onwards SS and USJ areas.

Temasya is looking good and seriously, i very fancy Saujana O Lot which brings so much difference from the view of Federal Highway. It's look exclusive and competitive compare to other bungalows. Glenmarie Court and Residences are way of other class.

I wondering how is the sales for Glenmarie Gardens, a direct competitor to Seri Pilmoor.

For superlink, i much fancy Temasya over Glenmarie ...

Anyone know how many units of each type will be launched? And when is the launch date?

Are the house models or house plan out yet at their Glenmarie office?

ufo boss, from the site layout, seems like only 3 types of products. thought you mentioned there's 4 types?
actually the 1.8m SD looks delicious also.

28 x 70 = 62 units
28 x 120 = 92 units
56 x 52 = 20 units
50 x 90 = 60 units

Very Limited available. The sales office is temporary situated at MBSA hall. There are maps and replica house. They took away the 2nd staircase for 120 type...and it look much practical now. Remember to get form for balloting when you are there. Open Mon-Fri - till 5.30pm only.

Saujana O-Lot is really close to those electric thingy. It's like stay at your own risk thing. If you really want it and dare to take the risk...try go for the new phases which are further away.

My friend a resident there told me that Temasya will built wall for G&G purpose for 1st phase soon. It's brick + tree + fences to cover the whole area. If that is true, then price sure will move higher. Just wait for another 2 mths to see whether any action or not.
