Hi Susakthy,

My own record I have only paid up to 80% till I received the VP. Meaning after the bank release the 17.5% we still have another 2.5% to be paid to developer by the bank.

Dear all

We owned a unit at phase 2- 305C (last row)... nice to meet everyone!!

Just a summary for everyone:- smile.gif
1. the clause "..... within 14 days from the date hereof, failing which you shall deemed to have take vacant possession..." (standard clause of HDA)
this mean that your VP will be either u have collected the keys by 14 days from the letter date OR letter date +14 days even u have not collect the keys, whichever is earlier. Ur defect liability period of 18mths will take effect from ur VP Date.
Ex: VP letter date : 1/12/09. If u collect keys on 10/12/09, then VP= 10/12/09. If you collect keys on 30/12/09, then VP= 14/12/09.

2. VP vs CFO
VP letter not CFO. But usually when developer submit borang E and authority has received it, then they can send VP. Normally authority will take 2 weeks to issue out the CFO (in normal practice except special condition). Without CFO, renovation or moving in cannot be carried out, just can collect keys.

3. Collection of Keys
subject to full settlement of all outstanding including of progressive payment and misc charges. Thus cash purchaser, made full payment and then can made arrangement to collect keys. For loan purchaser, wait until reimbursement from end-financier, then only pay the misc and made appointment to collect keys; or else oso can pay misc charges first, up to you. Interest issue, purchaser need to bear even is bank fault, unless bank willing to pay the interest, or else ask developer to waive it.

4. Defect liability Period
upon collection of keys, must do the defect prior to renovation, to avoid any dispute and arguement on defect liability list.

btw, the address stated in the letter is 68100 Selayang, which one correct? rawang or selayang?

Tried this morning to call Wirama by 9am - 930am... Failed .. Call went unanswer ...

Reading the Certification of stage completion from Willie Ngu Architect (attached together with our VP letter).
Anyone can clear my doubt of this ????

On handling date the Purchaser takes vacant possession oif the said Parcel with Water and electricity supply ready for connection to the said Parcel.

What means by WATER & ELECTRICITY SUPPLY READY FOR CONNECTION ????

I visited to Phase III last Sunday (29.11.2009).
Noticed that water meter yet to connect and electric cable of TNB still hanging half (seem like work in progress??)
Anyone can advise of the clause ?? Can we takes the keys in such condition ???

Should we take the key without the electricity is on ? How to check the defect without light on ? we may miss out lots of defect areas..
Any ideas?? Any Phase I owner can advise here ?
I heard some comments also, Phase I owner get the key but without the water & electricity supply ... think at least 6 months - 8 months after the VP only the connection is ON ....

Scare Phase II & III will facing this problem also .... sad.gif

I received VP last week , but i got some quaetion ? any phase 1 owner can help ?
1 ) Am i right the procedure ,
A- wait bank to release payment to Wirama
B- Go to mid valley pay the others charges
C- Arrange appointment with developer to collect key at site .
2 ) regarding the maintenance fees , i get info from forum , we got option to pay option i ) 12+ 1 and get free following years and other option pay 3+ 1 but this option is it aslo got free for the following years ?

Yes.. U have to wait for bank to full release of last payment to Wirama...

But I have this one question & if anyone can answer, in VP letter that i received, there's one payment for FIRE PROTECTION included for period from 12/2009 until 11/2010. The problem is MRTA is already include in my HOUSING LOAN & if I pay it mean I pay for two fire protection per year. I already ask Wirama & they said that one include in aggrement. This is bull shit man.........for how long I have to pay this FIRE Protection to Wirama...10 years or maybe 20 years or more.......This developer really make money on us..... vmad.gif

Please need advice from those who working in the bank & take Staff housing Loan.........

mrta and fire are 2 different insurance bro... ur mrta is reducing term insurance to cover t loan balance in case of death or tpd. fire insurance u must take. If ur bank's tnc include fire insurance, u may forward them a copy of the fire insurance that t developer has taken, so no need to take another fire insurance.

mine is 105.39.. and it is from some very well known Bank in Malaysia.. it took them 20 days to release my 1st (i guess) payment..

anyway im a p3 owner~236B

hi Cisco_KL, i also took OCBC loan wo, but i do not have any late charges....

how come urs one got? i think mayb you need to check with OCBC bank, scare is developer charge u wrong alr....

FYI, i got 2 loan with OCBC, phase 2 and phase 3, both also no late charges....

Finally...
Dah dapat VP letter semalam...tapi kenapa u all kean bayar dlm masa 14 hari, saya punya kena bayar dalm masa 7 hari pulak...??
Dah bincang dgn org rumah, kami cuma nak bayar 3+1 je maintenance fee coz takde black & white dan kalau company cabut/tutup takde la rugi apa2..dan kalau nak sewakan pun biasanya maintenance fee dibayar oleh penyewa kan....
Err satu lagi, kalau dah club house masih belum ready, kita punya maintenance fee dikira start dari bila...dari tarikh dapat kunci atau tarikh club house tu dah ready ???
