As for the maintenance fee, plz see properly where there is 2 options either you choose 3+1 or 12+1, the full amount they quote you is 12+1 and you may call them to ask what if you opt for 3+1 what is the total amount. Don't get tricked by them as what we've kena before mostly all P1 owner pay 12+1 which the girl of the Wirama office never mentioned this to us and during our last meeting this stupid Mr. Hwang says that we did not read properly.

Read everything and ask 1st before pay, don't get over excited when collecting keys at their office.

This is my advise to you all. Understand that all of u have been waiting so long. Happy collecting key all P2 & P3 owners!!!!

To all P1 owners, just want to ask can I claim back on the maintenance fee if I don't want to pay 12+1?

okay let me sum up the Delivery of Vacant Posession and anybody please comment because i got confused especially item number (4)

orderly:
1) received letter of "Delivery of Vacant Posession" from developer.
2) settle outstanding to developer
3) chase financier/bank to make payment to developer amount of 12.5% + 5%
4) go to boulevard to make appointment to collect key, from now the 14 days will commence, after 14 days if you dont make any complain the liability is not on developer anymore...please correct me if im wrong
5) wait for cfo

they will give u all another copy for "maintainace fee" to sign, if u wan take 3+1 just choose da option n they will recalculate the payment u need to pay..

congrat! pindah cepat ye! just want to add... since they offered us 50% LAD only, those who has to pay overdue charges maybe you can 'OFFER' them 50% overdue payment also!

Thanks for the information. Lets take the 3 months option instead....see how they perform.....I had late interest of about Rm1.80 chrged....ridiculous but i guess i better sacrifice my breakfast and pay ....or else no key!

Yes I got charged RM 19.71 for the late payment on the bill for early last year leh FEB 2008. How come now only bill me? I just concern that they might bill me for some late payment after we have been staying for N years later...

Don't worry that can't happen because the statement of account is final when they hand over the VP.

Yupe, I agree with this suggestion. Even though the Wirama office - Ms Wong said 1+ 12 is an offer, if we opt to follow 1+3, then we just pay monthly.
I was wondering, what is the decision for those we have move in? Do you guys paid for 1+12 and enjoy another year free?

When I called up this morng and spoken to Ms Wong, below is the points to be shared with all....

1. Phase 2 & 3 are all completed pending for CF or TCF.
2. Wirama have just billed the banks for the balance of 12.5% and 5%... since there is a lot of unit and payment involved, it may take a while.
3. After the settlement by the financier, then only we can settle our portion and proceed to make appointment at site ....and finally collect the key.
4. The Club House will not be ready by this year, estimated within 6 months.
5. The tunnel / flyover have commenced work and completion date is 12 months.

Anything more ?

So happy to hear the project is finally completed and hopefully they keep the promise to finish the Club Hse and the dinneig .

Hi jumps....they can charge you late payment interest if the final payment of 17.5% is not settled within 21 days from date of VP by you or financier.

Guys I live in an established townhouse in OUG now and i know how management office play......do you know if they suddenly close shop then all our funds can be stuck. Let's just settle what is needed at the minimum and keep them working for the money. Please remember to pay though as we want the taman looking good for our benefit.

My understanding is with or without the payment, 14 days after the letter sent to us, the said unit is deemed delivered to us and yet we cant hold the developer liable for any fitting there.
Correct me if I am wrong....

However, we can still submit the complaint report should you not satisfied with the unit. This part can only be done when the balance is settled by the financier and key collected at the site.

hi, saya pun baru dapat VP... tp late interest saya lebih kurang rm550... goverment nyer loan... ni kene kejar dia org, to make sure... no more late payment....

just my opinion... I don't understand why they put in that clause. Even after u've actually taken possession i.e go there and pay the dues, u can still complain whatsoever within 18 month from the vp date right? so why different if u cannot collect the key on time?

Firstly, 14 days after the letter date that sent by developer in regards to the VP.

Right now, i suppose the same letter will be served to the respective financier to ask for the payment of 12.5% and 5%.

normally the financier also need sometimes to process and release payment to the developer...
once this part is done... then only as the purchaser we can go and settle the balance and get the key from the site office....

by the time the above settled, it would have easily passed the 14 days..... however it is all mentioned in the S&P...
so to my understanding...this 14 days is for VP only...... as defect within the unit.... we will submit the complaint letter and the defect liability is 18 months.

This is how i interpret.....correct me if i am wrong ya.... sweat.gif

ok i spoke to Ms wong & she told me not to do anything after the bank make the payment to them & after that we will receive a statement from the bank only we make appointment with Wirama for the payment & key collection!
the latest will be on 21st December... so gotta wait for the statement from the bank d!

Saturdays and sundays seems to be busy days in amansiara.. a lotta activity there.. wanna park outside also problem cos many cars.. owner's and contractor's cars. I also find that cars go the wrong way becoming a nuisance already, just wait until accident happen. As for me, my resolution now is not to go the wrong way in one way street from today onwards!..
