jom esok kita serbu markas Wirama!

You all kena confirm dulu dgn wirama diorang dah terima payment dari bank atau belum...
My bank released payment 26/11/09, tapi bila saya call wirama diorang cakap belum received dan suruh saya call balik 1 atau 2 hari lagi utk confirm...then bila diorang dah confirm baru boleh pergi buat bayaran dan buat appointment utk ambil kunci kat site office....

i take the VP from post office mon morning, after that i call my bank (OCBC) to check the last payment and lucky bank have release the payment on 26/11 so i direct go wirama to take the access card. support i can take the key if make appointment with mr lim but i only free after next 2 week.
so need to wait loh.

it seem that you all very lucky... this morning i call the Perbendaharaan, bahagian pinjaman perumahan... they said that they received letter from wirama on 24 Nov 2009... but till this morning, they still waiting for the voucher department to find the file... and yet have to wait the department to process it...then go into payment department...and bla...bla...bla...

nampaknyer lama lagi lah to share the happiness with you all....

Sebut maintenance fee ni En deb, if u rentkan rumah tu, u as an owner still kena serve the maintenance fee sampai sudah. Penyewa hanya bayor api, air, telepon n Indah water sahaja.

Story bout late payment chg ni, saya dulu pun kena gak tak banyak lah dalam RM15.00++ hehehe...argue juga mulanya sebab masa mula2 dulu developer said nak waivekan the late charges due to Chinese NY (Year 2006)... ada lah lewat dalam 3-4 hr cam tu...I dah buat surat on that year lagi utk waivekan. So ingat tak kena la....tapi sampai je 2009, nah ko.. dia charge jugak..

But we wrote juga surat masa nak ambik kunci tu, Yasmin kata bayar what ever stated kat surat VP tu, nanti surat late claim tu derang pass ke management.. sampai sikalanggg ..dah nak masuk bulan 12...senyap je (pada meraka, buat apa I nak claims RM15 tu... kecik sangat amountnya, pada I pulak.. dah tau kecik sangat amountnya why mereka pulak sibuk nak charge...FOC la... )

IS THIS FAIR TO US?
HOW CAN WE CHECK THE DEFECT OF OUR HOUSE IF NO POWER SUPPLY AND WATER? CAN'T CHECK CRACK EVERY WHERE, CAN'T CHECK WATER LEAKAGE, SMOOTHNESS OF WALL etc.........
WONDER WHY THE DEVELOPER EAGLING WANT US/OWNER TO COLLECT KEY WITHOUT PREPARATION SINCE OUR S&P STILL GOT 1 YEAR TO GO. I HAVE A LOT OF DOUBT. AFRAID OF IRRESPONSIBLE DEVELOPER...
I HEARD OWNER FROM PH 1 FACE THE SAME PROBLEM, THEY GOT THE WATER AND POWER SUPPLY AFTER THEY GOT THE KEY FOR 8 MONTHS.

Oo ye ke...dulu masa kitorang cari rumah utk menyewa kebanyakan owner suruh kitorang yg bayar maintenance fee....kawan2 saya yg sewakan rumah pun suruh penyewa yg tanggung maintenance fee...memang tak wajib pun penyewa bayar maint fee...tapi setakat yg saya tahu biasanya maint fee dibayar oleh penyewa...

Oh ye ke? kenapa company tmpt keje saya nih sewakan rumah tuk pekerja the owner yg bayar main. fee... kami just bayar sewa, bil air, api n Indah water je...OOO maybe tuan rumah tu baik kot hahaha...untung gak ye...

yeah....for my case, OCBC bank alr release the payment to Wirama on 30/11, and Wirama said received payment alr...

my bf now go to Wirama settle the payment.....yeah... ...will get the key soon...

my rented house last time also, t owner pay the maintenance fee. i just pay rental and sometimes, he asked me to pay for him and deduct from my rental.

When reading through the forum lately, I cant help but smile. It seems that history repeats itself. Issues of late interest chrgs, VP w/o CF, maintenance fees etc. Those were the things that we went through few months ago.

A piece of advise. Be patient. Take things one at time. Take your time and study every matters accordingly.So that you wont miss anything or make a regretfull decision. Act when you r really sure or satisfied that it is the best way or the best solution.

I have made few mistakes along the way. 1stly check your property. My biggest mistake was I did not pay attention to the ceilings and walls. If the ceilings or walls are uneven or something like wavy, pls report it. I thought it was common until I got the chance to check on other properties. They will plaster and paint it all over again. I only realise that after moving in. Since i have all the furnitures in I only asked them to do only part of the walls. I cant do anything much to the ceilings as i have fitted the lightings and fan. I have also painted my property. Furthermore you will have to take few days off for them to do the job. I did not do plaster ceiling or cornice so if anybody look up they would be able to see the crooked ceiling especially in the bedroom.

Do whatever you can first. I am sure you can still check the defects w/o lighttings. Worst case scenario bring along torch light. Look for the major defect. From there work your way down. Make sure your walls and ceilings are properly done. Only then check for the minor defects. water will only comes in after you got the CF. Then test your tanks and look for leakage.

Yeahhhh... gotten my access card but only 1 instead of 2... ... my house is having a longer car park, i.e. 25 feets. How can only 1 access card....
wondering should i walk from entrance till my house...

Bout the water & electricity meter... hmmm...
think on other view... if they install early, any usage will be at own cost...
my opinion is that make sure they install it before or upon availability of CF.

i just came back from Kelantan yesterday maghrib and found a SURPRISE letter from WIRAMA..didn't go tru yet as my little girl not feeling well.today evening will go tru the letter

yup, our parking is longer one, both phase 2 and phase 3 also have 25 feets car park.

our one is phase 2 level 1 and phase 3 level 3, both also should have 25 feets.

just now i called the sales person who sold the hse for us, he also said that when we bought that time, developer said should have 2 access card de, he promise me to help to ask the developer regarding this. Hopefully he manage to solve for me...
