it is need to wait for bank release just can taken the keys??
im is Phase 2 352-C

just managed to talk to Mr Tan just nw.. he "advised" me to defer my intention to pay my portion i.e.purchaser's part even i insist to pay it within 7 days.. then i asked bot the interest part.. he answered.. its not gonna be a prob at this stage as they also aware that end financier i.e. banks will take sometimes to clear/release the payment... and even i clear my part still they cant handover the key to me.. so i dunno whether should i just wait then??

i think better we push our banker to make the payment faster... may be give them a call every day he..he..he...

Hi all...

I'm owner of Phase II.. Got my VP yesterday..
Lot No.275D

this morning i ade cal ms wong about late payment charge rm350, ms wong bgtau i boleh buat surat rayuan utk reduce kan charge tu... tp bergantung pada pihak mangment utk lulus atau tidak. so i igt i nk try buat lah. if not approve, its ok..sekurang2nya i dah usahakan. whistling.gif

Do hope we can make it asking for 50% disc for the penalty since they offer 50% LAD to ph1 buyer ..win-win situation what ...it's not our fault for the late payment actually! Mine direct cut from the deposit rm2000 ! am not sure whether still can do rayuan or not ???

IMPORTANT NOTICE

Hi Neighbours,

I would just like to emphasize that the Amansiara Protem Committee has not initiated any additional fund raising activity or any membership recruitment drive with a fee requirement. The only Fund raising that we had initiated was on the 1st Residence meeting that was held on the 4th October 2009.

To us, Amansiara Protem Committee is here to serve all residents who share the common objective i.e. making Amansiara a better place to stay. We don't believe in having any residence to pay extra membership fee for services offered by the committee.

Recently, it has been brought to our attention that there is another committee being established who has sent out correspondences in request of membership fee. We wish to inform all of you that the new committee definitely has no attachment to Amansiara Protem Committee formed by myself with six other members. However we welcome all the assistance and expertise that we can get from the residents.


Current Status:

The Protem Committee has successfully submitted approximately 200 LAD claims to Tribunal (Kerajaan Perumahan Dan Kerajaan Tempatan). Last Sunday, 29th November 2009 was the last day of our help desk. For those who had submitted the document through us, you may collect your acknowledgement of the submission from my house (No. 58-1, Jalan Amansiara 1) between 8.00pm to 10.00pm daily for the next 2 weeks.

Please call me at 016-6943517, before making your journey to my place. The last date for collection will be on the 13th of December 2009.


Next Action Plan:

To revisit YB William Leong and the Commissioner of Building (COB) from MPS on the formation of JMB.

late pmt is based on the schedule/claim by developer to t end financier. in t snp, theycan charge us 10% per annum. so if they claim for rn25k and the bank disburse late, say after 30 days, they'll charge RM205.50 aproximately. likewise, if they deliver the vp late, we may claim for lad of 10% pa aso.

Hye pppl.. i just try my luck calling my bank (its CIMB tho!) and complained bot the late interest stuff.. surprisingly they are ok to reimburse me back ((and if its really prob at their end)) but i have to write a letter/email to them on this ..AND i have to settle the payment to the developer 1st.. so fer those who has this prob i.e. late interest charged.. pls do cold calling ur Banks..

God knows whats not.. chill ya..

Wow stim! when you got your VP? Did you get your keys BEFORE or AFTER your bank disburse the remaining $$ to dev ?

You've got the access card into the area, what about the keys? THis means you can go into your unit anytime now?

Just contact my bank OCBC they issue the payment today to wirama. OCBC release payment quite fast, so far no late payment penalty.
Also call wirama they said once they received payment by tomorrow i can go and pay the charges and get the keys from site.

My bank just release RM30k on 30/11/09 .....so i can go & take my key...... smile.gif
