Just call the bank, bank do not allow us to start the installment yet, the reason is bank do not realease finished 100% to developer.
Hence, we still have to pay the interest untill the money release 100%.
in the bad case, if bank release after 7 years, then i have to pay the 7 years interest.

How abt your case ? is it the same ?

ya...u still need to pay for interest, if u start pay the installment even worst, coz if CF cannot get in 7 years n u already pay for 7 year installment =.="

actually it is better to pay the instalments, at least it reduces the principal. If CF only completed in 7 years, I have less 7 years instalments to pay while for the rest, their loan periods just started. Pay interest for nothing.

Actually, the bank I took loan from, CITIBANK will start deducting instalments from me, from March onwards, even though the final payment to the developer are not executed yet. This is a good thing for me.

agree. i have already started paying the principal. especially for those using conventional loan its better to pay principal since BLR is at its lowest now.

i ady start my house loan installment since last year feb...is not worth for us to pay interest..even though if (touch wood) v cant get de CF, v still need to pay to de bank coz bank ady release the money to our developer. so, i suggest all of u write in a letter to ur bank to request for it since our house ady 80% completed.

I use goverment loan, and I started to pay my instalment last year Sept. A bit unhappy oso coz dah start bayar but still cant stay in. But really really hope we can move in sooner, and our Cf prob will be solve .

I have started paying instalment since last year November too. It's better to start paying instalment now.

Is the gattering on 15/3/09 at 11 am on?

Looks like many of the owners would be burdened by the loan instalment as long as the dev didn't managed to get CF.

If like this, I rather hope they faster get their CF approved, albeit the many unsettled issues/problems/defects. Then we try to discuss with them to solves these issues. In the worst case scenario, we pool a small fraction of $$ each (far less than the loan instalment each person has to bear), and initiate a lawsuit against developer.

summary:

- CF not approved = cant live/cant renovate = owners pay $$ interest instalment to respective banks every month

- CF approved + developer "not cooperative" > owners pay fraction of $$ to pool together a sum to hire lawyer and fight for it.

- so its either banks PROFIT or "possibly" LAWYER get our business.

You are right Alan. We really need to meet up to sort this out.
I also unable to withdraw EPF to reduce loan as the loan not disbursed 95% yet.
I will come this Sunday 15mar 11am. Hope everybody can come also...

Hmmm. Its really cool here. Though v are not staying in yet but it seems like v've get to know quite a number of our neighbours and some of them has been here for years. This is cool man. Now this forum is my daily forum to check out. Addicted. Hahahaha. Eventhough there are tonnes of problem v need to face but all of us work together. Really love all of u.

yeah lah,the bath room ceiling height,did not notice it during last visit,if i not wrong developer haven fix ceiling yet.
so many complain on phase I,developer should increase the height,got to check it out nex visit. smile.gif

sorry to say the picture i taken is actually slope in,block P lot 160 which have 4 block situated further down the main guard house which two electronic gate,you can view your unit is situated near the guard house.better view your unit to confirm.

Regarding the 3k renovation deposit, we have to protest.
Been informed by a Selayang Height owner that they paid RM500 ONLY for deposit and yet she faced so many problem getting the developer to refund her.
The RM500 ended up being "paid" as maintanance fees.
Moral of the story, don't expect a cash refund.

Our case, RM 3k and we had paid 1+1 year maintenance.

So, phase 1 owner, show up and sign the papers, will ya??

FYI to reduce loan you can w/draw EPF although loan has not fully disburse. I have done that. Unless if you want to withdraw EPF to serve as monthly installment then you have to wait for 100% disbursement. Then again, some banks have their own procedure to allow you to use the EPF money to pay as installment. You only need to inform them on your intention.

THE MAIN PROBLEM COME FORM DEVELOPER.... AGENT tipu sana, tipu sini...All can do....aftr got commission, then cabut...Our developer should know, hold their "retention fees" for this case purpose. Dont release all pymt to them. Developer point enginer, agent, and all related parties, but what i know, they should approve 1st b4 proceed all the job. I hv several yrs worked exp. wt other developer..not cikai2 one...all BIG & listed coy. Then, for ur info, PEANUT also need RM to buy, not take from dusbin. If take from dusbin, sure cant eat anymore.
