I certainly disagree with your comment. The CF problem is due to the narrow road of some row of the houses, whereby my husband "princeoflark" went to MPS to check this out. The officer straight away told him that we will not approve this size of narrow road of 28 feet (if you're not sure how narrow is 28 feet please go n check out Jln Amansiara 1/5, u will understand what I mean). He has told my husband that the standard road of front house should be 40 feet & no lesser than that. This has been highligted very clearly. I think this rule has never change since century, what make this developer build it in such way. The only reason I can think off is becoz he wants to squeeze in more row so that he can earn more.

Only brainless ppl will design such a narrow road without thinking how dumptruck, ambulance and also fire brigade can access to this road. And when I check with the land officer she told me the only way to rectify is to make it a one way road and have another exit road but I told her that the road is a jln mati road (this will create inconvenience for us if we move in). Land officer advise is anyhow the developer have to find their own way otherwise the CF will not go through.

We were also mislead by the S&P that we thought the 28 feet narrow road is a back lane and how the hell do we know our house is facing which side. We thought our hse is facing the 50 feet main road but end up our main road looks like a back lane. Imagine if both side houses park their 2nd car outside, how are v going to access the road and once you enter wrongly to our lane you have to reverse out. No way you can do 3 point turn if 2nd car park outside. Why this kind of simple calculation oso the engineer can't think of ah. Really don't know what to say and no way to rectify this unless you demolish one row of the houses. cry.gif "Really stay in oso die, don't stay oso die"

Hmmm. Its really cool here. Though v are not staying in yet but it seems like v've get to know quite a number of our neighbours and some of them has been here for years. This is cool man. Now this forum is my daily forum to check out. Addicted. Hahahaha. Eventhough there are tonnes of problem v need to face but all of us work together. Really love all of u.

Yes today just gotten CF. Stated that our defect liability period will be 18 months from 5-Aug instead of VP delivery date.

Some of you have submitted the LAD letter rite ? Did you include LAD for common facilities or just claim late delivery for house only? I'm drafting the letter today.

I think I will include common facilities as well coz it is stated in the SnP page 13. rolleyes.gif

I'm going to get my key next Monday, will be checking on the defects as well.

Things to bring:
1) Measurement tape + Plan layout to check if the measurement is according to the plan in the SnP
2) Camera - to take picture of the defects and submit to Dev.
3) Stick on notes / Loytape - to mark the defects for the contractor to rectify
4) Test pen - to test each and every of the switches is working
5) Some cloths - to clog the drain of the toilet with water retain for few days so that we are able to check water will sip down to lower floor ceiling.

What else should I bring and look into ? Any advise.

Really have to give a big applause to the pro-tem committee who managed to put up such a big event for all Amansiarans with all the respective authorities.

HBA (Legal advisor), YB, TNB, SYABAS, COB, MPS & Developer.

Really, really ……….. appreciate the hard works and efforts.

My lot number 084-A & 084B (Current add no 109-1 & 109-2 @ Jalan 1/5).

To the committee members,

Appreciate if you could address the following issues on your next meeting.

• Jalan 1/5 Narrow road with uneven road and dead end
• Checked with one of the ex-staff of land office according to her the width of the road should be a minimal of 40 feet. (Please help to check with HBA is this width size according to guideline.)
• If this was approved please extend this question to MPS to find out the reason.
• According to the land office’s staff if this was done, Developer have to find ways to correct it ie maybe create one way road but in our case it can’t be done as there is only one entrance and the other side of the road is an dead end.


Problems
1) congested traffic flow as the road are narrow and no 2nd entrance or exit for the road

2) unable to place garbage bin due to insufficient place and uneven ground

3) currently dump truck has been complaining that they are unable to access to the road

4) foresee safety issue will arise in future as ambulance and fire engine will not be able to access this road

5) lamp post place too near to the unit and it is slanting
*If the lamp post collapse it will definitely fall into the unit.


Can we get HBA to advise on this issue on how to tackle this problems and at at the same time I would like to propose the followings:

Proposal to the problems mentioned above
1) Developer to allocate additional car park for us to park our 2nd car preferably nearby our unit. Don’t mind if we need to walk a bit.
2) To change the garbage bin. Need the black type and to install a rack to place the garbage bin.
3) If 2nd car to park at the designated area from proposal 1 hopefully this will clear the traffic flow all enable dump trucks or other bigger vehicles to access in case of emergency.
4) TNB need to check. Can we change to a smaller lamp post?

Sorry guys for the trouble.

PS. For those staying at Jalan 1/5 (ie backlane) please add in if you've any comments or advise.

Well we were given approval to hack the wall in between... kalau nak tengok our unit is 58-1 & 58-2.


Oh really we can hack this wall. We're planning to do so. So that the front porch looks wider.

My unit also at 1/5 @ 109-2 & 109-1 the one has got the lamp post and the pili bomba. sigh.
Still hesitate to pay 3K deposit and still searching for answer on renovation guideline. sigh again.
Furniture already booked and 30% aready paid.
Hope to settle all this by this weekend.

Hiya, me very sad lah, I've so many problems with my unit.

1) No water connection
According to management maybe the main pipe stuck, have to dig to check the piping. So have to wait for them to rectify the defect. Have to wait don't know how long, coz they need expert to do this.
Becoz of this I can't start renovation and I've paid 30% to the renovator.

2) Renovation problem
Don't know whether can hack wet kitchen wall or not? Will be building bar counter to separate kitchen from living, don't know it is allowable or not.

3) LAD problem
If the Dev only pay us 50% have to go all the way to Tribunal don't care!!! Will not give way if this kind of treatment we get from them.

Really make me maddddd!!!!!!!!! Anger growing every day.

Dear neighbour staying @ 1/5 plz keep an eye on my unit 109-1 to see if anyone come and fix the water prob. Thanks my dear frens.

Sorry to hear that, how come they just left the hole like tat. So inconsiderate. Luckily is not kids fall inside.

I'm staying in 109-1 & 2, hi all Jln 1/5 neighbours. I'm still waiting for defect rectification coz my unit still don't have water connection. Hope there are able to rectify by this week so that I can start reno.

Hi dear,

To check defect on the followings:-


1) Walls crack (mine was ok only hair line crack)
2) Walls paints (mine the paint was badly done so I ask them to repaint again)
3) Water connection (mine no water connection though main pipe installed, so complain again)
- let all the water pipe flow for about 10 minutes, then check all the walls to see got water mark, if yes this could due to water pipe connection got problem.
4) Try to drive your car into the car porch (if ground not level ask dev rectify)


Mark all your defects with the post it and paste it on whichever place you want them to rectify.
Just hantam whatever u think u're not satisfy ie low toilet ceiling. They will do whatever they can. As I understand if they don't rectify within 30 days of the Defect form submission we can claim the 5% from the lawyer to hire contractor from outside to rectify for us.

Ensure you submit the defect form 1st. Otherwise the dev will not be liable (our warranty is up to 18months from the date we collect key) if I'm not mistaken.

Anybody can advise or correct me if I'm wrong.
