darul dinasti is a subsi of trinity towers. hence, its a trinity towers project essentially. like for e.g. dapat jaya builder is a subsi of metro kajang group, etc

btw, lawyers kept calling me yesterday and today asking me to schedule an appointment to sign the spa...but i have not even obtain a loan approval!!! sweat.gif

Yeah my arrangement is to sign the S&P in the sales office as i intend to swipe my credit card first.

Cos the lawyers cant do it in their office as they cant take the money for and on behalf of DD and also they dun have the credit card machine.

yea, i just booked this monday. they said need to get loan approval and sign the spa within 14 days sweat.gif
so rush la...n i'm pretty tied up at the moment. have been 'harassing' the loan officer to expedite my loan approval...dun wanna forgo my 15th floor kl view unit!!!

Wow!!! Really rushing for your loan approval. but i think it is negotiable. cos how soon the bank come back to you is another story. so have u being contacted by OCBC, EON or RHB? these are the panels so will come back to you soonest. and, the rates are vy competitive. smile.gif

so far i've been liaising with pbb, rhb and eon. didnt heard anything from ocbc though...hmmm. hopefully i should be able to obtain the offer letters n firm up my loan by next week. for a property noob like me, i was introduced to a myriad of new terms like ZEC, NZEC, MRTA, MLTA, conventional loan, flexi loan, lock-in period, etc 3 days ago! had to research on these things online to c what they actually meant to obtain the best deals n make the best decisions (which obviously took a toll off my time but i think it's all well worth it!) smile.gif

me too... when i plan to have my own property a yr ago, i started study on it. but, only when i've really decided to lock any unit, then only i find out carefully the ZEC vs NZEC, full flexi vs semi flexi vs conventional loan, MRTA vs MLTA etc... really complicate things...

i think there are a lot more ppl like us. thus, thk to those share the advice to me. arigato notworthy.gif

Can someone share the expected COCR based on the prevailing rental around that area (-10%) and 90% loan? This seems to be an interesting place and if the rental market is there, the is a possiblity of equity increase too then this is thumbup.gif

Who are the target market for rental? For TPM folks there are quite a few nearby eg Riana etc. For Puchong mebe a little far?

how's the rate u guys have?

i will be meeting ocbc rep later.. she offers me -2.15 and she said is standard for the zest.. others have -2.0 only..

and i just went to cimb.. not realy good rate.. only -1.65 or -1.75 with MRTA 15 years.. flexi home loan.. so i guss cimb is out..

frankly, i had wanted to invest in properties since last yr but dint really had the time to look around nor made much research. went to see a few properties around dsara perdana area but dats just about it...didnt enquire abt the nitty gritties like loan repayments, diff btwn commercial n residential land title, etc. as my peers are mostly still in the studying / clubbing phase of life while i'm still eons away from settling down, there wasnt any pressure yet for me to get a crib of my own...just dat i'm always intriguied with the idea of investing in real estate. but den again, still not really a reason for me to be so noob la...HAHA

actually, i found out abt zest only around 1am on monday! researched it online till the wee hours of the morning and went to the site and sales office twice in the afternoon and evening. n presto, i landed myself a unit there! pretty funny actually how fast i made my decision and the circumstances which led to it but am having no regrets biggrin.gif

so yea taurus...techincally i've only started intensively researching and absorbing all the terms u said above from tuesday onwards!

boss, my rough COCR estimation based on 2 scenarios :

1. No LRT at all : A fully furnished 3 bedroom can be rented at RM1.6k --> COCR is 11%

2. Got LRT station within 5 minutes walk : A fully furnished 3 bedroom can be rented at RM2.2k --> COCR is 29%

*Based on 200k loan at 5% p/a + furnishing cost of RM15k. Might add upon VP rental will suffer as you have approx 300 units competing for tenants.

What is the take up rate right now?? How many units left?

I am interested to get one for investment purpose. I am not sure whether there is any nice unit left by the time I come back from overseas end of this month sad.gif

Personally, think the possibility of equity increase is much better than the rental income tongue.gif
