Hmm... If you are purchasing a landed unit, then maybe you can 'restructure' your home layout by getting a renovation party at your own cost.. But for condo, I do not think you can do that.. But I like your Idea~!! rclxms.gif rclxms.gif

Hi peeps..
Just paid my 10% & signed my SNP yesterday, got one in Block A,type C. does anyone know if the Star Lrts are confirmed to be built..i read the onw of the papers..they r open for tender now..hopefully its built as promised...

what about the cemetary being silently brought into the pic...is it true?
i visited the construction area yesterday..the showroom is up..just painting and other cosmetics on the way..

Alan Soo : dont think you can alter them..but what u cud do is when ur block up..u cud ask the contractor to do add ons..like asking him for more power points..telephone lines..etc..which is of course tats a separate $...

Yes, I also notice this issue after I bought my Type B unit.

From my little knowledge of Fengshui, it is NOT advisable to have your head "resting" on a wall behind a toilet.

For Type B Master bedroom, we will have no choice but to put our bed on the furthest corner from the door.... which is also mostly an advisable thing to do in Fengshui smile.gif


... and no, you cannot request the developer to change it.

... but yes, you can renovate it according to what you want but it will cost you a bomb biggrin.gif



LRT should be confirmed although the exact location is still under speculation. I also read about the Open Tender. However, I am not that optimistic that it will be completed and start operating before we move in.

The block A is not actually facing golf court.. You see nothing about golf.

I have warned members here about this.

Anyway, my unit is also facing "hill view" - with some hope that the golf course can be seen diagonally from the balcony sweat.gif

The main reason I didn't choose KL view was because I am afraid of noise and dust sweat.gif

Anyone noticed that type A master room facing to the toilet door? In term of Feng Shui, it is not good but can be easily fixed by closing the toilet door when not using.

Can anyone confirm? I am struggling between choice of type B & type A, golf view or city view >_<

Thanks for the advised for all zester. Actually this is a small issued to me. the type B layout i think can get 80/100 marks, if the deverloper can change the toilet layout it will get 90/100 mark. if can facing golf view and without DBKL "apartment" if will perfect. laugh.gif

You still haven't make up your choice till now?

My gosh... I heard that there are barely 20+ units left and you are still choosing which type biggrin.gif

Anyway, the sales is not as good as before due to higher price tag and limited units available.

The main issue with Type A is that the windows will be facing west (= sunset). You will be given 2 air-cond for free but I never stay in this direction before, so no comment.

I think the main differences between A & B are:
1) The corridor (some said it's a waste of space, some said it's for better privacy)
2) The balcony (depends on how big you want)
3) More windows
4) Bigger kitchen and yard
5) Generally bigger but more expensive.

I did not consider C & D last time because I don't like the "human traffic" nearby the lifts. (No offence to C & D owners notworthy.gif )

personally, i would prefer type A KLCC view. reason being its a corner unit n there's unobstructed view of the pj + kl skyline. although it might be noisier as its facing the main road, the shoplots would help act as a buffer for the unit. golf view as some forumners have pointed out...might have some degree of blockage from the DBKL flats / hill. hence if u noticed, the zest website states hill view instead of golf view... whistling.gif

All the criteria that you listed as "dont really particular" will eventually affect you when you try to get your "350k" tongue.gif
Sometimes when we look at these units, its not just about our own preference, but also the general public's preference cause those factors will count when you're competing with another 70-80 units that are put on sales...

I beg to differ.. buyers are particular for all this thing..

Thats y I believe in the 10/90 rules (not SPS promotion) states that out 100, only a few have the upper hand due to its unique feature like facing, noise pollution etc etc that are more sellable compare to the rest, and this are the units that buyers willing to pay a premium for it..

Asking price RM350k is quite premium as landed houses in BK selling almost similar price, your unit must be something special compare to the rest.. bare in mind, Zest has 720 units..

As another prop daiko in other forum mention, if it fails the "I will stay there" test, how to expect future buyers wanna stay there too rolleyes.gif

Are you all sure TT will build a show room in the almost completed office in BK9?

It serve them almost no interest at all if what they (TT) saying is true ie left only limited units... I have seen they bumping up their newspaper ads and promo and bunter all over Puchong..

The view is really important for this. 300k for no view. in puchong is a lot expensive.
No reason to ask the 2nd hand buyer to take a look pun.

LRT? Still a verbal promise. No paper promise.

I rather buy a lot of small apartment 100k surrounding that area. hmm.gif

This is only applicaple to people who invest.
For own stay different story ya.. dont get offended.
