Not really. Apartments after Tractor Malaysia such as Koi Tropika, Heron & Nilam Puri at Bandar Bukit Puchong command a good rental as well.

wonder how is Baiduri Courts doing now? nearly got that back in 2006 but was put off by the 15K car park they are charging for a 72K apartment. shakehead.gif

Issue:

I am withdrawing EPF for 10% downpayment and am waiting for EPF approval.

I want to pay this 10% downpayment according to the 12-month interest-free installment via credit card.

My SA told me that I am not eligible for this "package".

I asked him for the "requirements". He told me that those who opt for EPF withdrawal will not be getting this "package".

@kimhoong - I'm not familiar with the EPF application, but is there some form that you need to get developer's chop or signature or something? How did they know about your EPF withdrawal? I thought we could do it "secretly" while paying the 10% with EPP...

I certainly do not agree with the SA that you cannot apply for this 'package'. Lots of people applied for it and got it.
The only reason why i think they do not allow this is because
1) You may take about 3 weeks to get the credit card (presume maybank), yes they are slow.
2) Developer can't wait for you with 3 weeks for you to pay the downpayment.

I believe you are already quite late for your downpayment, correct?

Other than that, it is a very lousy excuse that SA do not allow you with this 'package'. They've openly promoted this last time and it is not fair for them to make it selective for some person only. Whack them kau kau with it.

Yes, this is my first EPF withdrawal.

I was asked whether I would take EPF withdrawal for the 10% downpayment and I said "yes" (cos I did not know much about the process back then sweat.gif )

Anyway..
Is it justified to state that the package "only" eligible for those who is NOT withdrawing from EPF?

(one again, the above question is also related back to "Whether it is the concern of the developer to know how/where we get the 10% to pay them?" -or- it is the buyers' right and has nothing to do with the developer?)

Regarding the documents etc... ONLY THREE important documents are required for EPF withdrawal application:
1) S&P
2) Bank Loan Letter of Offer (signed)
3) IC

Personally, I believe the above 3 documents are my right to possess regardless if I am withdrawing EPF or not.

it shouldn't be developer's business to know how you are financing the downpayment if it is via your uncle, aunty, EPF, Ah Long, stolen cash..etc. Ask them to show you the fineprints that if you are using EPF, you can't use installment payment. If they fail to do so, checkmate.
You can go back to them and say "...oh, i just remember, i've already withdrew my EPF for another of my property". Case close.

I can summarize that what's in my mind is the same as what you mentioned. I'm bringing this case to the developer this weekend. My guts tell me that they will say:
1. This is a "kind offer" from the developer which is not documented together with the project.
2. This offer promotion period has ended <<---- most likely the case sweat.gif
3. This offer is only for Block x while your unit is on Block y
4. etc...

Still remember that time after i sign my S&P, the SA keep on push me to pay the 10% downpayment with my c.card
and keep telling me i can settle the c.card after i withdraw my EPF whistling.gif

Baiduri Courts is 99% completed now. I suppose the developer will hand over within these few months.

Hopefully can get at least 30% appreciation on this property.

Its ok to start paying interest cos next year v can declare to the income tax dept on the amount of interest which v have paid for refund. Unless this is not your first purchase of residential property for own stay.

Just to share my thoughts...if you withdraw from EPF, all the money should go to the developer and you cannot use the installment package.
EPF has strict restriction on the withdrawal.

For example, if everyone withdraw the lump sum and pay by installment then susah lo.
You might end up spending all the cash and not able to pay the installment instead.
Guess that is why whenever we withdraw from EPF, payment will go direct to developer and not you.

block C progress...looks like they're fast coming up to level 1 now

showroom / TT's office-to-be progress. looks 95% complete to me. asked the sales rep when would the showroom be ready n they said early Aug.

btw, they had a durian fest there for the employees today. saw the boss belanja-ing them what seemed like the red prawn durian wor...but nv offered any to me, mmmm! sweat.gif

EPF $$ will be send to your account upon approval, not developer.. it other words.. developer shouldn't care much how you come out the $$ to pay for ur downpayment.

If u make a lump sum withdrawal of ur account 2, it will be credited to your nominate savings account. Thereafter u will need to make the payment to the developer by ur ownself.

U can actually pay using the credit card first and then settle ur card debt using ur epf money which has been creditd to ur account. In this way u can accumulate fast credit card points.
