dude, epf will issue cheque to you directly SA will not know anything bout ur EPF unless you tell them. Like my plan I will only withdraw the money 2 years later so I have more money in EPF to withdraw for renovation. This is my trick..... tongue.gif

first withdrawal from EPF is paid directly to your name. so, it does not matter to the developer. unless where the withdrawal is part of the 10% that is needed to be given to them.
for your case, the first 10% is being paid by EPP 12mths thru your CC. so, it is no issue.

Yes, by right it should so but unfortunately, the SA told that I am not "eligible" for EPP 12 months payment because I withdraw EPF for the 10% downpayment - which is said to be the requirement for the package/scheme.



I'm going over to the office this Sunday to talk about this with the boss since my SA could not help me much (as he said this is decided by his boss). Meanwhile, I'll see if I could snap some photos of the construction site to share.

The SA is telling craps.

I paid my 10% downpayment but part of it, i paid RM5000 by Credit Card.

Make sense....

I think they want to get more cash...

May I know how's the interest vs tax calculation being made? Or any sites that i can find more information about it? Many thanks.

Going to collect my S&P from the lawyer today. Hmm, i guess the next step is to wait for the interest payment, which is about to commence very soon.

It doesn't make sense for the developer to press this against you. If you want to withdraw from EPF for your housing, you'll need

1) Facilities Agreement (complete bank loan doc once all the loan stuff are done) - which you'll not have right now
2) S&P doc - which you'll not have right now too

Both of these important docs to get your EPF money out for your housing isn't ready yet. Complete S&P alone (signed by the developer) isn't ready for a start, so how is the developer expect you to pay 10% via your EPF when you can't get them ? This is chicken and egg situation and the developer very well know what is the requirement to get the EPF $ out. Go to EPF website , print the doc requirement and throw it at the developer.

Bro, den u tell the SA u decided to use credit card and not withdrawing EPF anymore

then u go and withdraw EPF urself after u got ur SNP ... c it works or not brows.gif

me too...
I paid RM3000 as installment by CC and RM2000 as full payment by another CC also, allthough I can pay 10% downpayment fully using my EPF withdrawal.

you can tell them ur EPF is not enough for the 10% downpayment , so you need to pay part of it using CC...
I think they won't know how much that you can withdraw from ur EPF...

RM 10k / year on the interest rates for 3 consecutive years. Hmm, will our annual interest for Zest property reach RM 10k / year?
Let say bank monthly installment averages to RM 1.2k and half goes to interest: 0.6 * 12 = RM 7.2k / year. We still have a balance of RM 2.8k not utilised eh.
Not sure if my rough calculation makes sense tough hmm.gif

Hi would like to check those who take the OCBC loan, did you guys loan amount is it seperate to two one is for your unit and one is for you car park let say you get the loan amount of 180K then they will seperate the 25K for your car park loan and 155K for your unit loan.
So when make the payment you need to make 2 type payment in one lumsum like 155K = RMxxx +25K = RMxxx but then the car park payment just can do on 10 years period only? So please help to clarify it ya those abang and sister here. Thousand thanks for you guys

OCBC loan is separated into two and they only finance the car park up to 10 years.

It is the main reason why i chose from RHB. Everything is under 1 loan and only 1 tenor.
