Guys,

Anyone is getting loan from HSBC? I was told that HSBC is able to loan up to 80% (only) of the housing price, due to commercial title. Is that true???

ps: Heard PBB and OCBC is full .. is that true as well??? sad.gif

Well, i have no reservation if ppl behave appropriately and takes care of the residence common interest. I am planning for own stay as well. Even if i were to rent out the place i would ensure that it wont bother the rest of the resident or tenant.

Anyway anyone have any info on the construction status? Really cant do anything at this stage but to rely and wait on the work of the developer and its construction workers....haiz

been waiting for ages since i inked the s&p 4 mths ago for the first drawdown. vast difference in speed compared to another project i've vested in!

yesterday went to site. found that there will be another petro station just next to The Zest. Dun know what brand.
The construction still in progress and the contractor is Sunway Construction (see from the banner at crane).

From the sales office (today) the 2nd 10% billing will be at mid of this month according to SA.

15th to 20th floor Block A is open for sale. The sales progress is good. Around 70% sold for Block A - estimated only.

sink grinder is confirmed. Forgot what brand. can see the grinder banner at sales office.

Anybody done any analysis to see the custodians of this place? Young couples, students, newly weds, etc?

There's some mixed feelings about the Zest as I'm personally looking at a landed in Kinrara 9.
While the Zest opens opportunities & development, I'm also unsure if the place will be ultra-congested.

Talking about Klang Valley, nothing can hide about congested & jammed.

Therefore if though you are worried or you are happy that you have bought an area with low density, sooner or later, the surrounding area development will make it density & congested.

hihi, one question here. do u all keep ur own copy for the S&P after u sign it? will the lawyer send the copy to the owner?cos i sign the S&P for two month oredi but now i still not receive the S&P copy from the lawyer so i wonder is it i need to collect it myself or they will send to me.thanks.

the original copy will be kept by the lawyer, which would pass it to the bank which u obtained the loan for safekeeping. once u have finished paying for the loan, only would they return you the original copy.

i called my panel lawyer up n chased for the duplicate copy. they came down to my office 1 day n handed the duplicate over to me...nicely binded with cover and plastic too tongue.gif

i took the ZEC package for my loan so am not sure how much issit as i wasn't billed for anything. reckon there should be charges incurred but billed to my bank instead.
