Halo,
This evening i just went to the sales office to sign my S&P. The lawyer from T&T told me they busy since this morning. Look like mostly all buyer was confidence enough with this development liao. Block B Type B face KLCC view only leave 3 unit at the bottom level. I double check with the sales person there about the ramp, he still insist telling me that the Ramp will build right in front the petrol station. So. i not sure how many % they are telling the true. sweat.gif Some how, i really hope this thing will happen in future. Further more, Show house will ready in July. Last thing surprise me is, my Car park is located in Level 1 and so near to the Lift. rclxms.gif

Is quite standard from RHB and OCBC.. Btw, please notice that the RHB early settlement is 3% penalty or RM10,000 whichever is higher. Meaning that, 3% from our loan, let says Rm250K is RM7500. But, Rm10000 is higher. So, we have to pay the Rm10,000 instead of Rm7500.
But if u are not trying to sell off this unit within 5 years time, then is ok..

However, Public bank lock-in period is 5 years from full installment (which will be estimated 3+5 years from now). OCBC and RHB is 5 or 6 years from first draw-down which the lock-in period is shorter.

But it is all depend on you cause for me, the rate is more or less the same. But u have to see whether this property is for your long stay or short term investment.

If your loan is PBB, , try to introduce to PBB. The might allow waiver or discount on the penalty. That's PBB advantage

Yeah, the offer I got from PBB is lock in period of 5 years from full disbursement/first installment.

Went to settle the remaining of downpayment last saturday, the response seems to be good, still quite a lot of ppl visiting the sales office.
didn't get a chance to snap photo at the sales chart, but i remember all the type B units for Block B at one side is all sold out

anybody know how many % we need to pay up from the first drawdown?
by right there's an article in malaysian housing act but i couldn't find it..
after first 10% then how many % we need to pay up next?
need some financial management here..

When you sign your S&P, the developer attached a copy of scheduled payment.

The date is not stated but there is the % of amount shown there.

If i could remember, its 10% after the foundation.

hmm.. i not yet get my SPA copy.. and i couldnt remember the schedule payment.. i somehow remembered 10% too .. thought wanna confirm..

even i havent go to the show unit yet, but i found out Type D seems like not so popular. but the price is around 230k only...

The fastest way (i can think of) will be getting into kesas highway and get into Maju expressway to KLCC...

In order to get into kesas highway, you will hav to use sg.besi - puchong way to bukit jalil, go thru bukit jalil and get into kesas..

Cant think of another faster route.. anyone mind to share??

KL is north-east while puchong is south west of klang valley (taking PJ as center point).. unless you dun mind driving some 30km to KLCC area.. blush.gif
