is there any way that we can get 90% loan when we already have 2 housing loan in hand?

i know Bank Negara has imposed the rule, thinking if there's any workaround for this?

my first application, i was told that my record in CCRIS showing that the-soon-to-buy-properties is my 3rd property, and loan is only up to 70%.
second application, i was told that i can borrow 90% loan, and i ask them again "you sure?". after a while, the bank officer told me that it was a mistake done by management.
so, my next question is, if i proceed to sign the offer letter (90%) and settle all the lawyer stuff and etc., can they reverse everythign that they said? i mean since this is a fault from the bank. but of course, i'm not trying to take advantage of it, it's just that i need the 90% loan badly.

i think the only way is to fully settle 1 of your loans

then you can apply

it's always go by the loan, not the properties under your possession


Added on December 15, 2010, 6:34 pmmeaning to say that, you can have 4 properties under your name and only 1 housing loan under your name, then that is not a problem

first property - S&p under my name, loan under my name.

second property - S&P under my mom's name, loan under my mom and me (at first i was told that i'm only guarantor, just only found out that i'm joint borrower)

third property - 70%.

even though second property is not under my name, still, 70%.

I have this thought of setting up a co with a friend and acquire properties for rental.

How would the bank assess of capacity? I believe they will need our guarantee?

What would be the corporate interest rate ?

Anyone has this kind of experience who can share with ?

i have another question here.
let say bank A still offers me 90% even though it's my third loan. Reason = management overlook this. what if i sign all the form? i mean does the loan still approved at 90%? or is it if they found out later, they will revert everything?
can they sue me for cheating?

well, read the tnc in your LO
i thk in that situation they can't withdraw anymore

any bankers here want to elaborate more?

Property Price / Loan Amount : 220K
Property : Used
Annual Income: SGD 18k +-
MOF : MAX or Higher
Tenure : 30 Years
Insurance : MRTA attached
location : Desa Rishah, Menglembu, Perak

Just check with HSBC today, their offer BLR-2 in flexi.

Does any other bank offer better than this?

Dear keeseng12,

The offer and the availability of home loans usually being specified within the clauses and terms in the LO. Banks always reserves quite a number of clauses which provide them with the room to withdraw the offers that had been issued to clients. Majority of these clauses can be categorized into:

(i) Inconsistency of information between the given and actual. It covers all information which provided and affect the approval of loan. For example, the property is told to be 2 storey but in fact, it is a 3 storey unit.
(ii) Incapability to repay the loan or low utilization of facility
(iii) Violation of regulations, laws and official guidelines

For your case, it will be very likely to fall under category (iii). Thus, the banks should have no problem in withdrawing the offer.
