There is always a difference between selling price and bank valuation.

What is considered a "reasonable" difference ?

Not always though. Sometimes the bank will give full valuation, like in my case and I believe bro alpinev18.

Yes. Depends in the valuer also. There was a case, purchase price 208k, bv 210k.

The last I heard of BV for 1222sqft was about 280K. That was last year September. I'm sure now would have increased. Any sifu has any clue of the updated BV for 1222sqft & which bank please.

I had Bukit OUG 1222sf valued at 305k(PBB) in October last year. That unit renovated with wardrobes, kitchen cabinet, plaster ceiling, grille. I suppose now the valuation is higher.

Og heights has been well-maintained since long time ago. The occupants there mainly comprises owners so little things they also make complaints. I heard from my friend who stays there said that already several management people cannot stand it and quited their jobs. Personally, I will buy OG Heights for own stay.

On the other hand, Bukit OUG was badly managed under the previous management. The current ones are taking initiatives to improve the environment and so far we(owners) see progress. IF they intensify their effort, sooner or later Bukit OUG will catch up with OG heights. However, this is not an easy task as occupants there are mainly tenants(who generally care less about the properties compared to owner-occupiers). Besides, Bukit OUG is very high in density, harder to attract owners, most people buy for investment.

So if you have confidence in the capability of Bukit OUG Condo in managing such high density condo, go ahead and invest.

Otherwise, stick to OG Heights for which management has shown track record in keeping the properties nice and clean.

Both also undervalued properties looking at the surrounding future developments(shopping malls, access road, LRT, Chinese school)

OIC, thanks for your comment....

i think OG height is better because due to low destiny, easy manage. Bukit OUG too many unit there, even current management, i think also difficult to manage the place, because all owner buy for rent only.... sad.gif
