Yes, around that price. Block 10 (right side from the guardhouse, so not as noisy as the left side which will be facing the future LRT line).

Anybody knows how many units verified so far out of the total about 17xx units there?

I just checked with the liquidator, the unit I'm buying has not been verified yet. How much does the owner need to pay? Obviously now that the owner is trying to dispose the property to me, I don't think he/she is willing to go through the hassle. Any ideas on how to go about this?

OK I got more details from the JMB. They said since this is subsale, when the lawyers of the sale handle this, the Liquidator will also require verification when their confirmation of the sale is obtained.

Don't think so lah boss, agent told me key handover provided no problems also about 9 months. Now still in drafting stage of S&P. 1% or 2% sup sup sui la as long as can get the title. Very sure once get the title, price will shoot up like rocket.

For one, without the strata titles, owners won’t be able to sell their properties with a straightforward Sale and Purchase Agreement - any transaction and transfer has to be done by way of an “assignment”. Thus the long wait of about 9 months. Some prospective buyers are put off by the long wait for key handover.

Is it normal for the S&P to be taking longer than the 21 working days to be signed for Bukit OUG subsale? Seems like in my case an extension is needed

Yalah, most likely is your financial la. Should be fine if the monthly repayment is not more than 1/3 of your basic salary and other existing loan repayments. I got offered from a few banks la.

I'm taking OCBC home loan for my unit, and prior to signing the loan agreement, bam, the panel lawyer said besides legal fee, stamp duty, and disbursement, got a separate RM300 to be paid to the Bank called 'documentation fee'. What the heck is this?
