Hi there I am new to this thread.

Basically I post to get some advise about B.OUG. I want to know how many blocks are there in B.OUG ? How's the contour like in B.OUG ( ie are the blocks on flat ground or they are on a slope ) ? I am looking to purchase a unit at first floor, will that be very noisy ? ( I was made to understand that below the first floor are shops/restaurants).
Are the blocks all having the same age, or some are new than others ?

Appreciate some generous comments/advise.

I went there to take a look, to be honest, it does not impress me at all. The whole place is run down, and badly needs a major makeover and re-painting. I walked passed the parking area, I spotted a few abandon cars left collecting a thick layer of dust there. I am not sure it is also one of those condo/apartment where it has maintenance fees collection problem.

I went passed the Kg Muhibbah. Honestly by contrast, the place looks much better than B.OUG.

Anyone has a (more exact) map of where is LRT station is going to be ? I saw the construction in front of the main entrance, but that's not the LRT, that's the a multi-storey Dewan Serbaguna (?). It's supposed to be really very close by, but where is it exactly ?

I am not here to be insulted. All those things you mentioned I saw. But it is a big patch of contruction. But now I need to identify the exact dot. I want to know if people walk from the condo to board the LRT, what is the distance like.

Sorry I have a little "sensitive" question concerning the residence of bukit oug. Please don't see it from a narrow angle, as I have no intention of getting racial. I just want to understand more about the people there and I have no intention of offending any of residence there.

Is it correct to say that there are many middle east people there ? Are the folks one primary type of middle-eastern or they are a few ? What are the religion of the folks there ? Are they mainly one type of religion or there are of a few different religions ?

If you know their religion ( and other things ) you know them better. Then at least you will not do something which might be perceived as not respecting them.

You don't have the answer it does not mean I cannot ask here. Are you the spoke person for all the people following this thread ? And what makes you think that I am asking only about my tenant ? Can't it be they are my neighbour ?

It's funny that in such a brief encounter posting in this thread, I have already encountered a few of the people here who have certain thick presumptions. They jump to conclusion based on their own stereotypes and yet they will get mad over others of having not acted in accordance to their way of doing things.

Unless you are buying it for own use, otherwise bad traffic does not affect you.

Intend to buy, but I haven't made up the mind yet. But I won't buy the shop lots for sure.
Firstly it's out of my budget. Secondly evenly I have the budget, I won't buy that location. It's too risky. Sorry just my personal view, others might think otherwise.

I meant the shop lots. For one who is willing to invest in a 5mil shop lots, he definitely has a few other choices. I think other more established areas are also selling about the same price. As for B.OUG, still thinking .....

I think the evaluation is going to vary from bank to bank.

Sounds like you already have many units there.

You and a few other property analysts seem to think there is going to be a surplus of condos ( read an article with this sentiment a few days ago ) especially the higher end ones. But the developers seem to think otherwise.

So anyone know what will happen to your title when it's time to demolish your building and erect a new one ?

Ok ok good buy but 15 minutes to those locations is definitely oversell. At peak hour 15 minutes can only bring you to bukit jalil. LOL.

Even at a "normal hour", 15minutes also can't get you those locations. Please lar there is also no need to oversell that hard isn't it ?
