I am very interested in this particular development and had paid a visit to it. My only concern is its run-down exterior. May i know what is the progress on the repainting? Last time I heard a developer called Exism is going to sponsor the repainting.

Which block are you buying? basic or renovated unit?


By the way, I heard now is more difficult to get loans as banks are more stringent in lending.

I suppose every development also got pros and cons la. As long as pros largely outnumber the cons, I would think it is a buy. Here below is the summary of my opinion about Bukit OUG.

Pros:
Freehold near LRT at reasonable price tag(around 200++ psf), I went to see other old condo near kelanabuki jaya lrt selling at this price point, but the condition is really much more worse than bukit oug. I dared not to take too many photos as I scared of snapping ghosts images lol.

Transformation into middle to high end residential address as nearby development all sold at more than 400psf. I Understand those new condos like kiara, km1, the z should bear higher price tag due to its concept but the price gap is big enough to allow profitable flipping. Once the access to KESAS opens, people will see bukit oug as part of bukit jalil also as it is really close to it.

Enhanced accessibility and convenience-LRT and new access roads to KESAS lebuhraya bukit jalil. These are really freebies. People riding LRT will notice bukit oug also and this can improve the visibility. Do not forget the ease to rent out the units as well as it is doorstep LRT

Multipurpose hall plus Lai Meng school nearby -plus factors for cap appreciation

Potential commercial development near LRT station -based on what I hear and read from newspaper. In order to unlock land value, our "beloved government" is going to develop lands along the LRT and MRT line.

Ho hup case -regardless of who win the case, the piece of disputed land will be developed into mixed developments which can be an iconic landmark. And it is very near to bukit oug. Berjaya is joining the bandwagon to build mix development as well. What bukit jalil currently lacks is commercial areas, hope these will fill the void.

Cons:

Oversupply of condos-however, the price tag of bukit oug makes it target a different segment -middle class who wants convenience

Traffic congestion-oversupply might lead to overpopulation. But we can take LRT what.

Noise pollution-just don't buy those units directly face LRT track.

Run-down exterior wall-repainting is imminent.


Just my little piece of opinion. Feedback welcome. But do not attack me lol.

Mine was 1465. I got full valuation. The banker told me max can go up to 320k

As I know, this particular unit is auctioned by AmBank. It is always better to let the auctioneering bank to be your financier of mortgage loan.

Normally public bank is more conservative in their valuation. You can try Maybank or CIMB. They give better valuation.

My banker told me the same thing, saying that UOB and OCBC do not want to do Bukit OUG as it is more than 10 years yet obtain strata title cry.gif

Banks' valuation now between 300-320k. Most prices you see in iprop, homeguru exceed bank valuations.

If I not mistaken, PBB(conservatively) gave 280k-300k valuation only.

But in Subsale, asking price normally exceed valuation. Hopefully this info can help you decide your selling price.

I suppose once they have offered you the loan and you have signed it then the bank is obliged to honor it.

The bank should hv known that bukit oug is still without strata title before offering you the loan.

Ya. sad.gif . I asked the tenant next to my unit. He said so far no leaking problem. I want to renovate my unit but worry that the leakage might recur any time and spoil my renovation and painting. So now I hope the management would do inspection and if leak, repair it so that I can renovate and move in ASAP.
