Drove pass this a few weeks ago. Location is good, near to MEX SK interchange.
Hilltop development is a worry yes, not sure if the soil is stable and proper environment impact evaluation is done. But as a reputable developer UEM Sunrise should be trustworthy.

UEM is quite thoughtful. Every rooms also able to have full view. I think in Equine there isn’t any similar quality of project. If looking for big layout and greenery. Kaia is definitely first option for the buyers.

Equine residence first phase 610 psf for 1000sqft, phase 2 560psf. So i think kaia priced reasonable.

Really unjustified RM560/sq at this area and also during pendamic situation why UEM dare to set this kind of pricing? while many new project out there still unsold, abandon or semi dead. Example O2 nearby this project as well

After rebate, it is around RM526/sqf.
I am booking one for own stay.

My view is that the layout is practical (some other developments layout the bedroom face corridor, no balcony or no yard, kitchen very small etc), quiet, but walkable to chinese restaurants, near to mrt and aeon (but not walkable), facilities suits young and old (but nothing too fancy).
In short, buy if own stay, for investment, there are lots more suitable.

i think springville and la thea both drop below 500 psf, and rental per month is less than 1k, landscaping wise, sierra 16 seem much better and look tidy, taman equine area is a bit old and messy, yet completed lrt station is not walking distance, or shall i say at least 30 minutes walk. one can buy a second hand double storey nearby for the same price with bigger build up, the only thing reasonable at this price is perhaps the developer reputation and lifestyle?

La Thea under IOI financing about 36% rebate but with term and condition! One of the requirement is to hold the unit after 10 years in order to enjoy the fruitful rebate!!! What a insincere rebate given by IOI ? they knew the entire sierra project have so many left over unit but than still trying to give your " AIR ASIA Pricing " strategy doh.gif

The scale model is at Aeon Equine. Just walk in, scan and talk to the helpful UEM salesperson there.
They have all the info that you need. Personally I think this project about 10-15% overpriced but good for low entry cost because you only need to pay 5k downpayment.
Lack of furnishing as well given the price premium.

i think la thea or conezion not really aa pricing, it is more likely mas premium charge, however the financing scheme would enhance one chances to obtain a lower sum bank loan, which may not qualify in the first place without that ioi scheme. not only sierra 16, most condo nearby seem not occupied either is leftover or owner rather not rent it out, the miniscule 1k rental may not enough to cover the maintenance charges.

Sorry, I need to fixed a few of your facts. For a background, I'm staying on the opposite side of equine park and I have a unit there. The condo rent here are 1.5K for 2 bedrooms and less than 1K rent that you are mention are soho unit. Since equine is connected to Lestari Putra and Kota Perdana, there are a lot of talam project around and the prince of landed that you're mention are mostly by Talam.

Equine park is under MPSJ while 16 Sierra is under MPS (Sepang). 16 Sierra only accessible by LDP and SKVE.

I think you should compare Zeva Residence, Sfera Residence, 3 Element, Equine Residence, O2 Residence and Galleria for condo comparison.

For landed, Villa Avenue, Sunway Eastwood and Karisma Hills it's a good start.

Equine area have Aeon, Giant, Pasar Borong, Starbuck, McD, KFC, Familymart, Domino & Pizza Hut nearby. While for Banking, we have PBB, MBB, Hong Leong and CIMB. Mind u that 16 sierra fella have to go out to skve or ldp to go to this facility since there are no direct connect between 16 sierra and equine (they block the road)

Owh..and I have to add. Equine area will get 2 MRT station. One is the one near some flat and another one at Giant area. If u drive a bit, there is another station at Mex exit called Taman University. 16 sierra only got 1 station.

Just to highlight. My point is 16 sierra is not a good comparison for equine area. There are other project in this area that you can compare.

On side note, we have farm in the city here for family outing. Too bad uem sunrise sales staff like dunno how to highlight this in their sales brochure

i am not familiar with many thing property, bear with me if my view is base on very laymen interpretation.

1.5k is fully furnished, 1.2k is partially furnished, minus off mgt fee, i think net is around 1k.

the double storey i mentioned is taman equine, located next to kaia, nothing to do with talam or lbs. and i dont understand why you want to compare kaia with semid or condo with many soho and studio unit, while springville and lathea have pretty close build up and facilities.

sierra 16 is 5 to 10 minutes drive to equine. which mean they can share most of the banking, eaterie and shopping you mentioned but not all the mess and traffic. moreover i guess giant and farm in the city is much closer to sierra 16 than taman equine, and i am not sure how 2 or more station help when one still need to walk under the sun for 30 minutes to the nearest one.

if one buy kaia for sake of investment, i think the rental income is too low compare to puchong area, there is no college or university nearby, the international school fee opposite springville is targeting student that are from more affluent background that most probably would not choose to live in a taman equine condo.

however like i said, maybe the name uemsunrise is good enough to attract buyer, and some people just love condominium lifestyle.

however like i said, maybe the name uemsunrise is good enough to attract buyer, and some people just love condominium lifestyle.

Area where Zeva Residence, 3Element, Farm in the City, Sfera Residence and upcoming Meta-City is called Bandar Putri Permai and it's just beside Equine Park area.

Mostly condo here comes with semi or fully furnished. My place for example their bare unit its already semi-furnished and for 2 bedroom, the installment I paid to the bank is 1.2K. Rental for a similar unit like mine is 1.5K. Our maintenance is a bit expensive since we are mixed dev, hence it cost me 2xx. 3 Bedroom is around 1.7K but u still can find 1.5K depends on unit level and soho is around 1K below

More MRT Station means u got more option to ride or park ur car. If u want condo near to MRT Station, Meta-City is the best option around here.

La Thea in 16 Sierra is under Majlis Perbandaran Sepang while we are in Majlis Perbandaran Majlis Subang Jaya. 16 Sierra does not have direct access to us due to Majlis blocked their entry. From Puchong, they need to do a u-turn infront of Giant to go to 16 Sierra. From 16 Sierra, they need to exit to SKVE or LDP to go to our site. Their direct access only from Cyberjaya to them. If you chat with them, u know that they keep complaining about this road blockage and they kinda like in silo over there.

Sunway Eastwood have a serene feeling while Alam Sanctuary have central park with beautiful lake. But I agree with you NOT TO BUY Kaia for investment unless you have spare money to burn. Mostly people who stay here are family and work nearby. Honestly, when I saw UEM Sunrise brochure and advertisement, I think they do not have any strong point to push sale except for luxury feeling. Other than that, their point of sales are easily beat by other undercon property around here.

If they opt to build landed house instead of condo, probably will gain more interest by family person who stay around here. Else we will opt of 16 Sierra or Cyberjaya for an upgrade.

i noticed the subsale price for condo in this area remain same or drop, however landed property in sunway eastwood and villa avenue seem double versus developer price, however i am not sure if this are true transacted price or merely agent price. i pass by villa avenue, it seem the occupancy is less than 20%. a bit odd, mean most buyer own many many properties?

I staying nearby many years. Instead the subsale housing price from Equine till 16 sierra were not appreciate decently since 6, 7 years ago

regardless of landed or condo, sunway eastwood or 16 sierra

I can said that these areas new property is doing satisfactory buy subsale is dying. So i strongly advise not to buy for investment.

From what I heard, they will get a flyover but it become a bit messy since MRT does not allow any construction passing over theirs if the MRT are fully functioning. Maybe IOI fella can come and clarify

Strongly agreed on your point. All the while i feel that KAIA has no selling point. This developer has made a seriously wrong marketing strategy to build a classy condo (low density) here.

Equine park's property market are supporting by resident staying in Serdang, less outsider. Resident here more conservatives, the acceptance level for expensive condo are not high.

Nearby landed only left Puncak Jalil (Marque Jalil, should be sold out anyway you can ask any left over unit) and 16 Sierra (Avens) area.
Bukit Serdang did have some too

Karisma Hill also have unsold unit too

Sorry MsKeane, I can't suggest you one since I'm also looking for landed property myself. The best is in cyber but then they dun have good public transportation accessibility.

The pricing after discount at equine park is somewhere below:

KAIA ~RM530 psf
Equine One ~RM520 psf

Once you did the comparison between these 2 project, it bring more valuable to KAIA if for own stay!

Agreed a bit expensive at this area if comparing to Puchong, Bukit jail, Kuchai Lama, OUG and Taman Desa.

Not 500m , KAIA is quite far , i currently stay at Equine Galleria which is beside Equine Mcd if walk to Aeon also sweat like hell already and KAIA to Aeon is at least x2 distance , no one will walk to Aeon frm KAIA lol

Pending for developer complete the spa then only can send for stamping. Sorta.

I bought A. I wanted the B1 but it sold out too fast. Initially want to wait for tower B. But afraid of price difference too much then settled with A.

I signed my SPA on last Saturday for Block B type A2, just curious nowadays all new project at Selangor also come with some LPHS unit, as I know this is mandatory for new project, e.g The pulse and Suria garden at puchong does come with it too, why KAIA heights can escape from this new ruling? Will they include these LPHS units at phase 2?

The layout for Block C & D already release? The only thing I know is the total floor is lower than phase one and also bigger size, I seriously hope don’t have any LPHS unit for this development.

Even the one equine also does not have any affordable units in there, this is kinda weird, why this area all new project no need built the affordable units, even projects in Ara Damansara, Subang, Pj also cannot lari from this new policy. 🤔

C & D wont have affordable units. Normally developer nowadays wont let affordable units to share facilities with normal units.

I dont think much room for appreciation for big units. 972 n 999 have potential abit. I actually have subsale listing landed also beside kaia. Around 600k. But the condition is very terrible at least need 300-400k for renovation + lesser lease and no gated guarded

Yes. Big units for own stay.

I got what you mean for refurbishment old unit. Even for new unit. I am try my best to allocate 100 to 200k for renovation furnishing.

The car park is already pre assigned for all unit and it will be specified and highlight in spa too.

Yes. Block B slightly block the view as how it is aligned. So call Pro is you’re ‘protected’ by block B from east side la. Haha.

Initially I wanted B1 but unfortunately no more and chances of loan reject was slim. So I went for B2.

Yeah 24th floor is not a good number in Cantonese haha. If not mistaken also it comes with the private utility space and additional car park which makes it even more expensive. 31st floor is too expensive and too high hahaha.

The apposite KAIA heights one is Semi-D or Bangalow, the size is starting from 4000 onward, the price is 1 million and above, so I think not many ppl can afford it, and you need pay downpayment and stamp duty, make it even more hard to afford.

I'm working in kl, but really like this project. My only concern is the morning jam to kl. Anyone can give some insights on the jam from Equine to kl on weekdays morning and kl back to Equine in the evening? Is it still bearable? Usually take how long?

In the weekday morning, smooth in mex highway (will slow down near bukit jalil entrance, but not a big deal).
after exit from mex highway (KL Seremban highway or Jalan Tun Razak), crazy jam.

KL back to Equine, usually mex highway wont jam, during raining may slow down. not a big deal as well
after exit from mex highway, in Jalan Putra Permai may having jam toward KAIA Height (periodically)

The shortest route to KL is MEX. usual slow down at the bukit jalil, sg besi, jalan tun razak in morning peak hour no big deal. KL jam is expected. 😅 you can use skve or go through small road in seri kembangan. Jam is always expected when near Mines.

Going back when reached MEX is smooth, traffic might slow down at bukit jalil exit and traffic lights at putra permai.

With MRT station is near completion, the road is getting wider with additional lane in jalan putra permai.

Tired of traffic then Just park and ride at equine park mrt.

before covid, depart on 7.00am, Waze showing 35mins from Taman Universiti Iindah to KLCC.

for KAIA Height then you add on 5 mins, so around 40mins

Yes. Average About an hour or so in usual workday morning.

If no jam at all, i can reach KLCC in 20 minutes.

Now still got type B1 from tower A, but high floor.
Lucky me manage to get B1 in Tower A at this time, lower mid floor. Seems like every now and then still got units released one even though ady "fully sold"

Tower c and d launching in Q3 but would be more expensive and different size

Congratulations on your purchase. Alot of us didn’t manage to get B1 during launch last year with hoc.

Tower c and d has much lower density as well compare to a and b.

Hmm total got 924 units. Tower A and B ady got 517 units. Left 407 for C and D. Sure or not will be smaller unit 😁

How pet friendly it is, is always down to the jmb.

The total unit for c and d is about 400. You sure went to the correct property? You sound like One Equine. 🤔

Opposite kaia got a small plot of land. I rmb that day pass by I don't see anything, but checking from Google map, seems like previously got plan to develop that land. Any idea what is it for?

This land owner is Villa Heights Developer, last time they planning to build double storey houses, but not sure why cancel this project, its look like if have development there also will build landed house there, dont worry for future blocking view

Tower C & D units will be lesser than Block A & B

Block A : 257 units
Block B : 260 units
Block C : 198 units
Block D : 209 units
________________
Total : 924 units
________________

Block C & D level also will lower than block A & B

Block A : 30 units
Block B : 31 units
Block C : 28 units
Block D : 27 units


For this info can know that will low dens compare with A&B, Block C&D per level have 9 units only

Recently landslide in Ampang scary xia. This kaia also surrounded by landed around the forest fringe. Wonder will landslide or not? Uem got do any precautions other than just keeping the trees?

I think the B1 and C1 layout good enough for small family living, better than typical layout which offered by majority of developers which is vertical arrangement of living and dining 😬

B2 is not bad actually if one prefer to have bigger Bedroom size.

Bedroom in both side is well hidden from living room and kitchen area line of sight.
Most of the layout design out there you can directly peek into bedroom from living room.

It’s not affordable product even start with 500k. You still have high maintenance fee, quit rent, assessment tax for 20acres land.

Good to create quality neighbours. The target audience for this project is very clear, own stayers with good income.

Let's say interest 3%, buying the 500k, installment and maintenance easily 2.2k, plus electricity, water Internet, every month need put away roughly 2.5k just for the house.

If household income 3k only no need see ady. 4k also will leave you 1.5k only for daily expenses. Maybe enough if no car loan no insurance premium no kids to feed and need to pray no interest hike but very unlikely tho. This is more for higher mid income people.

And this is just the smallest unit, majority of it are like big sizes. The 1241 sqft instalment and maintenance ady need 3k monthly lmao

I went to survey around the site for this project the other day, while it's nice to have shoplots nearby, basically walking distance, but the walk way to the shops, the conditions of the shops, and the conditions of the roads are far from ideal, what do you think the chances of these things can be improved in future? Does anyone know which majlis perbandaran is this under?

I went to survey around the site for this project the other day, while it's nice to have shoplots nearby, basically walking distance, but the walk way to the shops, the conditions of the shops, and the conditions of the roads are far from ideal, what do you think the chances of these things can be improved in future? Does anyone know which majlis perbandaran is this under?

Maybank there (opposite one equine) is better with a lot of new kopitiam.

Or maybe you can consider Equine Residence.

I see a lot of different views & concerns about the locations. I have been living around the area since 2011. And I do frequent to Equine Park, almost every other day. (I stay in Taman University Indah btw)

Here are some info that I think would be useful to buyers/potential buyers who are not familiar with the surroundings:

1. Quiet, and peaceful area. Distant from the hustle-bustle of the city.

2. For daily needs, you are pretty much well covered. Aeon, Petronas, Shell, Starbucks, Eateries, Speedmarts, Banks, Mr Diy, Hawker Stalls, Dentist, Clinics, McD, Car Workshops, Kindies/Pre-Schools, SMK, Int School, MRT are all nearby.

3. Comments on the road conditions : I am sure these will be fixed from time to time. There's been plenty of construction going on since the last few years. Basically non stop development projects. One Equine, Equine Residence, Galleria, Sunway Eastwood, Villa Heights, Villa Avenue, Kaia Etc. So, heavy vehicles frequent these roads.

4. Comments on messy restaurants, workshops near 'Tar Chong' : I am guessing the person who noticed this, only saw the last lane/row of the shop lot. In general, the area is not as bad as portrayed. It's pretty much similar to other shop lot areas you will find near Subang etc. Can't expect 5 star conditions.

5. The area is relatively peaceful, and quiet during evenings & nights. A pleasant place for families, young couples. (I am referring to Equine Park, Taman University Indah etc)

6. The area has developed/changed a lot in the last 5 years or so. MORE importantly, it is not located in the heart of Seri Kembangan. Instead, it is on the edge of Seri Kembangan. It is literally at spot where access to KL via Mex, Cyber, Puchong, Putrajaya are all within a 2-4 km distance.

7. Driving to KL, Cyber, Damansara, Subang, KLIA are all within 20-40mins. With smooth/normal traffic. However, since COVID, the traffic has been bat shit crazy, so do expect some delays.

I am not a Sales Agent. But just a guy who lives around the area since I moved to KL/Sel in 2011. Personally, I have always been keen on ANY project that takes root in Equine or SK. And I think it is good for the whole population here as it is evolving into a matured residential area.

Now, with the MRT almost functional, things will only get better. More shops, amenities etc. End of the day, if you can afford it, and if you & your wife like it, and you can manage it for years to come, then go for it. Cheers.

went to the sales gallery and the location is really good.. i trust it will be very peaceful and quiet in the evening given it’s a dead end further at one side

layout is practical too but i personally prefer one main bedroom at one side and the other main bedroom at another side for privacy purposes.

currently considering this vs. Skyworld’s Edgewood. both come with bare units. if Kaia were to provide any sort of free furnishing, i would gladly this this already

they have just demolished showroom for type A1 and will make space for new showroom for the new towers. not sure about the expected completion date of that though

One thing to take note that if surrounding environment is important to you, like you mentioned KAIA will probably be more peaceful, whereas for Edgewood, outside the private park, the area is sort of surrounded by PPR projects, so the feeling of leaving and coming home will be different for own stay.

C3 is the biggest type right? The official website listed the price for the whole project as RM 567,800 - RM 949,800, so C3 as the biggest should be the most expensive, maybe around RM 950k? Not sure that's the max price or starting price but my guess is the max price.

Yeah, iirc A2 super fast sold out, maybe can go ask got loan reject units or not but should be A3 left, it'll be phase 2, 100 sqft bigger than A2, and more flexible layout.

Interested to get a unit for own stay here. But after seeing that some owners' feedback on the quality and workmanship here really scares me off. Is it really that poor? Would love to hear more feedbacks from other owners.

My friend is a owner and he has been complaining non stop for the workmanship. Visited his unit and the layout is ok, unit ifself doesnt have much problems but that will need defect check to determine, stuff that I notices is that the laminated flooring they provide in each room is done poorly. Also the facade is bit senget, worst being the ceiling of parking. I think you can refer to few post back where someone share the pictures.

Unit can be rectified by the defect team, but im not so sure about the exterior of the projects. Bright side is that the greeneries are very well done i guess

Block A units are sold out already. Block B still left a few more units with slightly bigger layouts are available. This is as per my last visit on 14th October.
