Landed next to Kaia is Villa Avenue and the rent is around 3K - 2K. When u use the road, next condo nearby is Equine Residence which is next to Aeon and still under construction. If u turn to right, u will see Galleria which is next to McD. Springville located at the far end of the business center, near Alice Smith School there. Naza new apartments (I'm not sure the apartment name) are more near to KAIA then Springville by comparison, situated infront of Alice Smitch International school. This area are called Equine Park.

Mostly condo here comes with semi or fully furnished. My place for example their bare unit its already semi-furnished and for 2 bedroom, the installment I paid to the bank is 1.2K. Rental for a similar unit like mine is 1.5K. Our maintenance is a bit expensive since we are mixed dev, hence it cost me 2xx. 3 Bedroom is around 1.7K but u still can find 1.5K depends on unit level and soho is around 1K below

More MRT Station means u got more option to ride or park ur car. If u want condo near to MRT Station, Meta-City is the best option around here.

La Thea in 16 Sierra is under Majlis Perbandaran Sepang while we are in Majlis Perbandaran Majlis Subang Jaya. 16 Sierra does not have direct access to us due to Majlis blocked their entry. From Puchong, they need to do a u-turn infront of Giant to go to 16 Sierra. From 16 Sierra, they need to exit to SKVE or LDP to go to our site. Their direct access only from Cyberjaya to them. If you chat with them, u know that they keep complaining about this road blockage and they kinda like in silo over there.

16 Sierra selling point only their landscape but on our side, Alam Sanctuary and Sunway Eastwood landscape not bad too. Sunway Eastwood have a serene feeling while Alam Sanctuary have central park with beautiful lake. For condo, O2 Residence has a nice landscape but mostly condo here do not have extra land for them to have their own landscape or private jogging track. So Kaia is the first.

But I agree with you NOT TO BUY Kaia for investment unless you have spare money to burn. Mostly people who stay here are family and work nearby. Or some just Cyberian student or worker who can't afford to rent and stay in Cyber and also government staff who still in waiting list to get kuarters unit.

Honestly, when I saw UEM Sunrise brochure and advertisement, I think they do not have any strong point to push sale except for luxury feeling. Other than that, their point of sales are easily beat by other undercon property around here.

If they opt to build landed house instead of condo, probably will gain more interest by family person who stay around here. Else we will opt of 16 Sierra or Cyberjaya for an upgrade.
