Thanks for the info. Will check it out if it's easy to climb up there. Else I guess need to spend the RM500

Hi Daang, Need your advise on how to resolve this. The garden balcony is overgrown with wild grass and plants and this has caused leaking to the ceiling below this area. I intend to remove all the soil bed here and tile it and maybe redo the water proofing. Area is about 10"x12" How much approx will it cause to fix this excluding the tiles? Thanks! Hi, my house external ceiling on the car porch having leaking issues. Weird are that: i) today I noticed that it wasn’t leaking at all although raining heavily. Other time when no rain the water was dripping from the ceiling wall, bit by bit; ii) the water dripping was white in color and there is whitish substance accumulating on the floor. I have no idea where is the source of leaking. Any advise? Attached thumbnail(s)

since you need to renovate the old house anyway, I will suggest to redo the water proofing of the toilet and re-tile it both the floor and the wall. On this side, just wash it and paint sealer primer than repaint the wall.

Maybe you should climb up there and check during the rain, is the water flowing out fast enough... how high the water raise up, did you paint the side of the slabs. My guessing is that this type of leaking is cause by ponding.... and only can been seen few day after heavy downpour.

Sika is well-known brand for ages. Most contractors prefer this brand because of worry less. Check for crack (it could be fine line crack) and water ponding. I had same issue because of waterporofing layer cracked due to shrinkage/expansion. Just patched back and painted with another thick layer about 2 weeks ago and monitoring right now. However water ponding (very small 1) still exist because of the miss-align levelling by a little during concrete rendering process.
