Disclaimer: I am not a waterproofing specialist, just sharing my opinion.

hi bcombat,

1. based on your photo, I think it is pretty obvious that the water is seeping out from the cement screed layer. So it is correct that you waterproof the whole slab surface. However, you need to ensure you cover the whole area thoroughly, including the drain. Because if you miss out any small corner or small cracks, rainwater still can seep through.

2. since now you're directly applying waterproof coating on top of your car porch slab, which is exposed. Make sure your waterproof material is meant for exposed coating application. Because most waterproof material is NOT meant for exposed application. They usually will need a protective layer (cement screed layer) to avoid direct sunlight and weather. Otherwise, the waterproof coating will lose its function over time.

3. to quickly examine the effectiveness of the waterproofing coating. you should immediately do ponding test for the slab after the coating is dried.

4. if the problem is persistent i would advise you to engage a professional waterproofing specialist nstead of trial and error on your own. As i know, some provide bituminous membrane installation for upwards of 10 years warranty. they will come to fix any leakages within the 10 years period. at least you get peace of mind for 10 years.

I see... hmm... I guess the next step is what other forumer suggested to do a ponding test.
Maybe try to localized it to the drain area.

Torch on membrane is the only way to fix this problem from occurring for another 10+ years.

So after another 10+ years, do again torch on membrane. Save cost and less headache in the long run.

It all comes down to cost. You can request to do whole toilet waterproof but it will not be cheap.
Usually just water proof the bottom part, and also 1 tile above the floor should be enough.

Dear TS,

I have leaking underneath bathroom slab in my brand new house. The contractor said there is some crack underneath the slab that causes the waterproofing to fail. So he suggested PU injection to solve the problem. I refuse to have PU injection because there is electrical wirings inside the false ceiling and wiring + combustible PU is a fire hazard. He said that even if we redo waterproofing, the problem will persist since the slab is crack.

My question is, is it true that redoing the waterproofing + retiling wouldn't solve the problem? Or he is just trying to trick me to agree with cheaper solution?

Cementitious Waterproofing + retiling should be able to fix the problem. This kind of contractor better avoid, PU injection in this case is a big NO NO.

Thanks. I cannot avoid the contractor because they are developer’s contractor and the house is under DLP. But then of course I don’t trust developer’s contractor because I know their solution is to find cheapest way to hide the problem until DLP ends sweat.gif

The best solution is to hack open the floor and redo again.

I'm not sure why. Only after 1 month staying in new house (just developed), the bathroom white grout changed color to grey cement color? Not sure if developer took shortcuts with cheap materials.

Want to re-grout the bathroom now. Between these 2, which is better to buy?

good morning guys, i just moved into my new condo one month ago and few days ago management contacted me saying the house below complaint about water leakage from my unit.

i did not hack the toilet or anything, it is all original from the developer

may i know usually how much it cost to do PU injection?

honestly i dont wan to pay a single sen as this is obviously a defect from the developer side but management say developer wont do anything coz i already signed off the defect form.

so now have to wait and see what does the owner downstairs wan to do

Ahh then it is on your responsibility to fix already.
The more futureproof solution is to hack off all the tiles and redo waterproofing layer and retile (if its leaking from the tiles area).
If its leaking from the WC drain pipe outline (got gap between the drain hole and the drain pipe) then its a smaller fix.

The temp fixes like PU injection or simply redo grout doesn't solve the root cause that allow water to seep in through the untreated floor slab. Then MO or neighbour will ding dong ur doorbell again to complain.
