QUOTE(hontoni1983 @ Aug 5 2020, 02:19 PM) Hi sifu, Go for torch on membrane. My house roof slab is leaking and have approached contractor to inspect and give quotation, 2 contractors provide 2 different options,1 suggest to touch membrane water proofing, and 1 suggest with chemical coating. Both pricing are about the same, which one you think will be better to take? |

QUOTE(gordon12334545 @ Aug 24 2020, 03:11 PM) I've fix the WC issue but I am not sure how to know if it was fixed, when i touch the corner of the store room wall, it smells kinda musty, by the way that bathroom was rarely use. When you can smell musty, it means it's building up molds and it's very bad for your health.Get it fixed ASAP! |

QUOTE(asil66 @ Sep 15 2020, 03:53 PM) Hi, I wanna seek advice on what to do with the leaking probs in my house... really headache, dunno what to do. Dun understand technical stuffs either. I have this problem also, and it's really make you sleepless nights trying to solve it.I have 2 spots leaking at home that needs rectifications. This was due to terrible job by developer. I have given up lodging complaints as the problem persists despite XX times they try fixing it, couldnt solve the prob. First spot: leaking at the car porch... the reason I suspect is due to cracks on the roof... see pics below... ![]() ![]() ![]() ![]() 2nd spot: water marks on plaster ceiling downstairs... leaking from bathroom upstairs. There are some pipes hidden in the plaster ceiling, unable to open up and see. So, not sure if it’s waterproofing issues or piping issues... ![]() Should I engage plumber or waterproofing specialist? What are some solutions I can look into? Any advice would be appreciated... thank you very much in advance. I ended up engaging pro to do it that cost me RM20K to re-do everything on the whole house. Now, it's coming back again the problem...so now saving up another RM20K to redo again....No choice, the only way to solve this is to sell the house and move to a new house and then when the problem comes, sell that house again and move again...until u no longer lives in this world |

QUOTE(Zot @ Sep 16 2020, 04:36 PM) Got also. The Pye one is pink color if I remembered it right. It is liquid form and fill the crack before hardened but remain flexible like silicone, but in this case where to pour? Just hack off all the floor tiles and wall tiles and redo just like I did....The contractor did not do good job. The water proofing substance is mixed with cement. Nowadays there are ready made mixture. I think the main problem with your is at the corner where the floor and bathroom wall met. Usually the contractor did not do water proofing on the wall side. It need water proffing like at least 6" from floor. Normally this is the place where leak took place. asil66 liked this post

QUOTE(kimzee @ Sep 18 2020, 10:25 AM) Well of course you can try any product that you think will give you longer term solution. This elastometric product u apply to indoor walls or outdoor?we are also still learning and just suggesting some alternatives to think about. Personally i have used these elastometric product on cracks and with 2 coats (applied criss cross on the cracks) + 2 coats of paint (my choice nippon weatherbond) can easily lasts 5-8 years unless the wall has other structural problems. |

That looks like your outside wall is sipping water into your inside wall.
No need to hack the wall, just check the outside wall for any cracks or not then patch it. |

You need to fix the leak from above before changing the plaster ceiling.
If not, the problem will come back again. The cost is depends on how severe and how big the area that needs to fix. So cannot really tell the price from the pic. But prepare around RM5K. |

Torch on membrane is the only way to fix this problem from occurring for another 10+ years.
So after another 10+ years, do again torch on membrane. Save cost and less headache in the long run. |

QUOTE(blanket84 @ Jan 21 2021, 08:09 AM) Thanks. I cannot avoid the contractor because they are developer’s contractor and the house is under DLP. But then of course I don’t trust developer’s contractor because I know their solution is to find cheapest way to hide the problem until DLP ends The best solution is to hack open the floor and redo again. |

QUOTE(ljchiun @ Feb 12 2021, 08:59 AM) Hi, would like to seek opinion / experience from lowyat members. Do by-pass piping...all the pipes expose outside.Recently I noticed that my water meter reading has been running though there is no water usage at home and I have off the tap to tank. Likely it's due to underground pipe leakage. Is re-piping the only solution? Thanks |

QUOTE(dickybird @ Feb 18 2021, 07:47 PM) I have paint peeling and a crumbling on an nterior wall, the other side of the wall is the exterior wall. I'm assuming it is water seeping from rain. Then it could be small cracks on the exterior wall that lets the water seep into it or it could be water pipe inside that is leaking. And another problem, the wall behind the ensuite toilet is also having the same paint peeling problem. We have done the treatment (can't say what it was) once but it is now back. Check to see if there is water pipe routing in that wall or not. If really got water pipe, then no choice, hacking the wall and repair the leaky pipe or do by-pass altogether. |

QUOTE(chinti @ Mar 18 2021, 06:48 PM) Photos are condition of the unit below after 3 months. The specialist send by management say need hack wall to check isit piping issue or not but my specialist said confirm not piping issue but is my tiles waterproofing failing. Hack is the way to go...He suggest doing water grouting rather than spending tons of money to hack tiles to redo waterproofing for a newly owned house. He giving one year guarantee on the water grouting. Is water grouting gonna solve this issue? ![]() ![]() |
