total rebate is 5%, but it's 3 + 2% and if dont sign by this Thursday it'll only be 3% instead of 5%..

Ya, like what lumdra said. Individual title would be per unit. No management office that have every units land or buildup size to calculate. Doubt owners will give that up so readily also even if RA vote to do it that way.
Lol. My post came across wrong. Didn't mean to pour cold water on the discussion. It was intended to list the factors that would influence owners' decision on whether to share or not.

Yeap, i think the options now wld mostly be reliant on location and sturdiness of the guardhse provided by developer. If they provide temporary zinc ones, it'll be much easier to convince owners to relocate it and build a nicer one. If they already provide an acceptable one, my guess is most would just want to incur minimal additional expenses, maintain its location and contribute to just the arch cover as mentioned earlier.

My question about the RA still stands tho. Will developer be helping to arrange a meeting based on phases? Or they leave it up to residents to sendiri find the owners? I think it's usually the first scenario cus the 2nd one like damn mafan.
*
I think its the first scenario if its within the same phase.. but up to us maybe if we will have it across every phase.

So Legasi 1 and 2 owners have already signed these forms on the day they sign the SPA? Also, i think it's still unclear right if legasi 1,2 and 3 are sharing the main entrance?
*
Yes i did remember signing them as well! But indeed its unclear still on the sharing of the main entrance!

Don't count on legasi 4, still early stage, the land is not cleared and the land is also too low compare to jalan impian indah, not sure how they can level it
*
I agree man, it will definitely be very low already and theres no way to level them the way i look at it!

will INP level up the land for legasi 3 before start builing it? land is not prepared yet for legasi 4 too, so probably they may level it first as well before building?
*
Even if they level legasi 3 summore, it's gonna be as per the site plan scale model. No way developer will undersell their project land height especially since significant cost goes into raising the land. 😂

The last time I saw legasi 4 land from the Jalan Impian side, it's quite level already. They've also completed the retaining wall at the BK road side already. Very unlikely that they will raise the land much higher than that new retaining wall.

Considering now legasi 3 left 5 bumi units only, developer should be planning to launch phase 4 soon la. My guess is Jan or Feb 21 but see covid case increase or subside.

Shall we create a list of owners indicating different phase?
I reckon that will help a a lot when comes to development of the phases and finding/getting towards right direction IMHO..

Qaseh is the best located, but the resale price is ridiculous.

Rimbun is on the other side of Kinrara, nearer to Puncak Jalil, sandwich between the subsidised housing, not so recommended.

Totally personal opinion:

Overall - new and lower entry price vs subsale, more modern facade.

Vs rimbun - htc, entry to taman is a riskier, rimbun has no yard if not mistaken, got subsidised housing.

Vs qaseh - more expensive because buildup slightly bigger, some layout got guest room at front making living room smaller. Dry kitchen entrance is small.

But yes, qaseh site is better.

Alot points being shared and agreed on everything actually.
Only to add on that the entry and exit on Rimbun is quite dangerous considering its to main road sloping downhill and cars would speed or another scenario jam tends to build up during evening. While Qaseh is no doubt better due to the area but wont be a direct comparison because its a Semi D vs a DST per se

Was at site yesterday and very nice to see the blue lane dedicated for bicycle. Gives this neighborhood better environment with the landscaping work and hopefully the community feeling.

However, I am skeptical if they can make an exit on Legasi 3 side because of the gradient of the area as well as a huge pipe below.

I think David shld be comparing to qaseh 3 which is superlink. Memang shouldn't compare qaseh 1 and 2 to legasi. Price is like x2.

Good pick out on the pipe. The only entrance/exit should be between 1 and 2 then so looks like a shared legasi 1 to 4 guardhse. Gonna be quite deep in for legasi 4 owners.

Makes sense that way if compare to the superlink ones but i think qaseh 3 is developed by INP while qaseh 1&2 by SP setia. Just my assumption.

Despite being deep, still makes sense to drive over to the entrance/exit between 1 & 2 cause its the same direction out. Unless there Legasi 3 will have a long road into legasi 4 and that entrance/exit is nearer to Legasi 4.

Can someone remind me again what the big condo block facing legasi 3 is? It's a LTAT development for low cost housing or is it an actual development?
