Ok lah, HTC not that near but what bothers me the most is that this area is technically seperated from the rest of Kinrara- and more closer to Puncak jalil to be honest

rental yield for kinrara is a far fetch though, especially landed. Double Story terrace generally in RM1500 - 2000 only.

Capital appreciation would be something possible when the economy recovers and another property bull cycle

there are another 2-3 phases of terrace houses planned in Kinrara, but Legasi 3 will likely be the last launch of Year 2020.

so the choice is between 24x65 (wide house frontage) vs 22x80 which is a more standard size...

I would say 22x80 will have slightly bigger buyer pool lah, because traditionally 65 is a bit short for certain people, however inp compensate this with 24 which is wide house frontage - so still palatable.

Junction units if not 30% discount, I think most people will try to avoid... cz buyer pool are much much smaller
