I guess wall can block some noise, dust and road view rather facing it directly. A wall may form more closed surrounding compare to anti climb fence which may feels more open. Just my opinion.
*
Precisely why I would've preferred a wall as opposed to a anticlimb fence as there'll likely be a lot of road noise considering the potential future density of the area in front of legasi 3. Nevertheless, if it's a RA matter then will leave it as such first.

wall will cost much more, and if I am not wrong, if not a G&G strata development, cannot use wall, only can use perimeter fencing

I would think 40 feet is wide actually. Have seen narrower and amount of cars and the way the park makes it horrendous.
I personally would prefer anticlimb fence though.. why wall?

some high end dev is 50 feet, but 40 feet should be good enough, pretty standard

That makes a alot of sense! i think should have a wall for the back and perhaps anti climb fence in front then? But lets see of course!

40 feet of main road and 5 feet of kaki lima in pront of porch x 2 = in total 50 feet already maybe?

Any feng shui sifu out there can enlight me? I noticed that several units are facing the traffic light junction. Even though the perimeter is covered with anti-climb fence, but it is still pantang for chinese right? since car light can keep shine on you?

Image 2:
Went to the site today. I notice that the house facing units of legasi 3 is located at low land. Quite some height lower than Jalan Impian Indah. Nonetheless, its a gradual declining slope.

Actually I am the waiting list that managed to book one of the unit mentioned above , but after long consideration and went several times to the site survey , decided to give it up as it is very close to the traffic light junction. Feng shui wise and noise pollution will be bad. Some unit even facing TNB house at the back of the house. Quite sad that have to give up on purchasing but hopefully can get better property in future.

Ahh which unit u managed to secure initially? True that Legasi 3 phase has alot of dropout because the land locality not as strategic as phase 1 and phase 2

Have been receiving mixed views regarding the housing position especially from relatives' sides. Some say cars' light will shine at night and it is not good. Some say it doesn't matter because the opposite road is not directly connected to legasi 3. Nonetheless, we decided to go with it because if there is a problem, there will be solution haha. They say install auto-gate without hole then the problem can be mitigated. Im mind blown. Still I am uncertain about all this feng shui stuff. Hopefully got some pro feng shui sifu can enlight me.

Legasi 4 will be much lower than the road. Some may feel pantang about it. As for subsale, the price is relatively high even Irama 2 intermediate unit asking around 1.15-1.2m. After visiting so many times (day and night), I feel that even the LTAT is occupied, it would not be much of a problem because Legasi is facing the back of the LTAT. Well, I may be wrong and only time will tell.

Well, thanks for sharing the thoughts. Its indeed interesting because everyone has different view on fengshui! Its definitely the right choice to make because you are staying and not relatives. These days the only place to stay with best fengshui is maybe in the mountain with nothing around. haha

As for Legasi 4, i even heard people say lower than road is a good valley where good stuff often stay beneath. Haha.
I personally think LTAT will not be much of issue as its the back and no direct access road to safeguard its privacy but cant deny the congestion (hopefully they are on bikes?)

The subsale value here will sure rise higher than all DST in kinrara IMHO.

fengshui is very subjective lah, if you don't feel comfortable, then don't commit. Btw I believe the diagram need to move to the right a bit to reflect on the exact position of the legasi 3

To get the best measurement, i think on the site, they have already indicated the sewerage by house. Maybe that will help to obtain the accuracy

I think its the 2nd 10%? as the first 10% is cleared during the purchase.
No idea for the billing progress for Legasi 1 however Legasi 2 seems to catch up, was asking the contractor the other day
